Convenience and culture in Heronville
Less than 4 miles south of Oklahoma City, the small suburb of Heronville provides convenient access to the buzz of city life. The neighborhood is a halfway point between Interstates 44 and 35, making it easy for residents to explore the surrounding area and reach amenities like parks, major hospitals and the city’s airport. Newcomers are also drawn to Heronville’s social and cultural characteristics. “There are a lot of Latino-owned businesses and restaurants that people love and visit daily,” says Eric Avalos, Realtor with Metro First Realty of Edmond, who has 4 years of experience in the area.
Small homes at accessible price points
The homes sitting along the streets of Heronville are tightly packed, many sitting within mere feet of each other. Because the front yards are relatively flat and small, trees are few and far between. Any wooded areas will be found on the back end of bungalows and ranch houses. “Most of the homes there are going to be built in the 1940s,” Avalos says. “Oklahoma City was built radially. So, downtown started being built in the 1910s and ‘20s, and from there, all the other neighborhoods were built around the perimeter.” Prices can dip below $100,000 for petite properties spanning about 800 square feet, while a 1,400 square foot home with a one-car attached garage, fresh coat of paint and new appliances can sell for $145,000. Because the community is car-dependent, homes that do not have a garage typically feature a carport or small paved driveway to provide off-street parking.

Fresh baked goods and tamales are also made daily. Locals can find additional groceries at the Walmart less than 1.5 miles south of the neighborhood.
