Highland Hills’ new energy

At the intersection of the Northwest Expressway and Lake Hefner Parkway, Highland Hills sits at the center of northwest Oklahoma City, which has seen rising demand in recent years. While the neighborhood’s ease of access is a major selling point, its midcentury aesthetic draws in buyers as well. “The people who move to the neighborhood really like the character of the houses,” says Carter Cooper, a Realtor Associate at McGraw Commercial Properties. Recently, as older homeowners move out, a wave of younger residents has given Highland Hills new energy.

Renovated and remodeled ranch homes

Highland Hills’ ranch-style homes were generally built between the late 1940s and early 1960s, and many have recently been updated and renovated by new homebuyers. “Even though they may go in and do a lot of updates, like granite countertops and stainless steel appliances, they still like keeping the original character of the house,” Cooper says. Houses often sport large, grassy front yards and fenced-in backyards. Houses often sell between $150,000 and the mid-$300,000s, with the upper end including more recent remodels. The neighborhood is fairly balanced between owners and renters, with 53% of residents renting.

Highways cutting through Highland Hills

Lake Hefner Parkway and the Northwest Expressway each run through the neighborhood. While noise can be an issue for homes closer to the roadway, it makes for easy access to the highways through the Oklahoma City area. “You can hop right on and get to downtown, or Edmond if you go the other way,” Cooper says. “It’s just really easy to get around the city.” Drivers can follow the Northwest Expressway to Interstate 235 for the 8-mile journey to downtown, while Lake Hefner Parkway heads south and turns into Interstate 44 on the 11-mile drive to Will Rogers World Airport. The airport offers flights to hubs across the country such as Atlanta, Dallas/Fort Worth and Denver. For local trips, the EMBARK transportation system serves Oklahoma City with bus stops throughout the neighborhood. Just across the Expressway from the neighborhood, the INTEGRIS Health Baptist Medical Center is a major employer in the area, making for a quick commute for healthcare professionals in Highland Hills.

Outdoor recreation at nearby Lake Hefner

With multiple highways cutting through the neighborhood, Highland Hills has limited space for outdoor recreation but residents don’t have to go far. Tinsley Park is just two blocks away, with a playground, basketball court and walking path along the park’s perimeter. But the most popular spot for recreation is nearby Lake Hefner. Multiple parks line the lakeshore, with Stars and Stripes Park featuring a patriotic-themed playground, while locals can tee off at the public Lake Hefner Golf Club. Those who enjoy time on the water can boat or fish, though swimming is prohibited. “People love that area because it’s real close to Lake Hefner,” Cooper says. “There are walking and bike trails all the way around the lake, just about 10 miles of trails.”

Nearby May Avenue has plenty of fast food establishments, like Chick-fil-A and Jimmy John’s. Less than 2 miles away, Penn Square Mall allows residents to get their retail fix with shops like Macy’s, Forever 21 and an Apple store.

Lake Hefner boat races

Events in northwest Oklahoma City’s often focus on Lake Hefner. The Oklahoma City Boat Club puts on sailboat races from May through September, and the lake often hosts movie screenings on the water. But with downtown just 8 miles away, residents can easily enjoy the city’s entertainment for a night out. The NBA’s Oklahoma City Thunder plays at Paycom Arena, while the minor-league Oklahoma City Baseball Club spends its summers at Chickasaw Bricktown Ballpark.
