Suburban charm a few miles from Lake Overholser

The Lakeview Estates neighborhood is 2 miles from the shores of Lake Overholser, putting Yukon residents mere minutes from a lakefront view. "You can't beat the location in terms of proximity to Route 66 and the Kilpatrick Turnpike. It's a great, convenient place to live, and the area is growing like crazy. It seems like there are new grocery stores and new restaurants popping up all the time," says Brack Mosshart, a Realtor with Keller Williams-Yukon. In addition to a great location on the edge of suburban Yukon and about 20 miles from downtown Oklahoma City, folks tend to move to this area because of its highly rated school district and affordable homes.

Lakeside relaxing at Route 66 Park

Though the neighborhood isn't on the lakefront, a quick 2-mile drive on Route 66 leads to the shores of Lake Overholser. With over 7 miles of shoreline, the lake is a hub for boating, fishing and jet skiing. Route 66 Park is a 148-acre municipal park nestled against the lake, with fishing spots and a mile-long walking trail. Though Lake Overholser brings in people from all over greater Oklahoma City, locals also love a lesser-known spot nearby. Right before the lake, a large field off Route 66 is home to a coterie of prairie dogs. Locals often stop by the field with a pair of binoculars to see the prairie dogs running, chittering about and popping out of their holes to survey the land. "It's just this open field that, as construction around the area built up, these prairie dogs just migrated here. They tear it up, but they're all pretty cute, and there is a lot of them," says Sherri Combs, broker and owner of Porch and Gable Real Estate.

Yukon Public Schools receive high marks

The Yukon Public Schools district is a big draw for parents. Kids in Lakeview Estates might start at Skyview Elementary School, which receives an A-minus from Niche. Fourth graders head to Lakeview Intermediate School until sixth grade, followed by A-minus-rated Yukon Middle School. B-rated Yukon High School offers an array of Advanced Placement Courses as well as dual-credit courses through Southwestern Oklahoma State University. Kids in the neighborhood are less than a mile away from the Mabel C. Fry Public Library.

Traditional-style homes

Home prices in Lakeview Estates run between $240,000 and $350,000, on par with surrounding neighborhoods in Yukon. Most of the traditional-style homes for sale in the neighborhood are 3- to 4-bedroom properties ranging between 1,600 and 2,100 square feet. Many were built in the early 2000s, some as recent as the early 2020s, most neatly lined up on grid-patterned streets. "It's quiet and a little younger than some neighborhoods nearby but still established," Mosshart says. "There's lots of new construction popping up," Combs adds, "but there's also been remodels of the existing properties."

Live music at Grady's 66 Pub

Many of the restaurants and shops in the area are along Route 66. Both Walmart and Dollar Tree are less than a mile away. Restaurants are sparse along this main road, but there are plenty of options a few miles down the road on Main Street Yukon. The Big Easy gives diners a taste of the bayou with an array of Cajun menu options like Crawfish Etouffee and gumbo, among others. Bad Brad's offers smoked meats and plenty of filling sides. Grady's 66 Pub has a lengthy selection of brews and live music most days of the week. Closer to the lake, Lakeview Market sells fresh vegetables and fruit from local vendors, but the market has much more than that. It's also home to dozens of local vendors selling art, jewelry and other handmade items, as well as a petting zoo where visitors can feed the animals.

Route 66 and the Kilpatrick Turnpike

Less than a mile from Route 66 and the Kilpatrick Turnpike, Lakeview Estates offers easy access to the Oklahoma City metro area. Downtown Oklahoma City is less than 20 miles east using Route 66 and Interstate 40. Yukon's Main Street is even closer, less than 4 miles in the other direction. Residents in Lakeview Estates mainly drive to get around due to a lack of public transportation. Residents are also about 4 miles from the OU Health ER and Urgent Care facility.
