Mayfair West and Mayfair Heights sit in the crook between Interstate 44 and the Lake Hefner Parkway. Jim Miller, who grew up nearby and is now a top Realtor with Keller Williams Elite, says most locals think of the two communities, which are separated by North May Avenue, as distinct. “Oklahoma City is weird when it comes to neighborhoods, because it’s so vast and it hasn’t been segmented that well. People have only started to talk about neighborhoods in the last 15 years,” he says, adding that these two in particular are often referred to collectively as “Mayfair.” Modern Abode Realtor Emily Frosaker, also an OKC local, says that Mayfair homes are sought-after for both their location and prices, which are on par with the median for the city and under the median for suburb cities such as Moore and Edmond. Frosaker: “It’s smack dab in the middle of Oklahoma City, close to everywhere you’d want to go.” Miller agrees. “It’s only 20 minutes from everywhere. And the homes are starting to get remodeled left and right, so I think it will be the next neighborhood in high demand,” he says.

Mid- to late-20th-century homes

Prices run anywhere from $111,000 for two-bedroom Minimal Traditional cottages or ranch-style bungalows to more than $330,000 for four-bedroom, fully renovated Colonial Revival-style homes. There are also Tudor Revival and Craftsman-inspired homes, and even the occasional log cabin-style bungalow. Most were built in the late 1940s and early 1950s, but some are as new as the '80s. Miller notes that this eclectic collection of homes is in the beginning stages of the same kind of remodeling wave that swept through neighborhoods nearby almost three decades ago. “Mayfair is definitely following the path of the other urban core neighborhoods,” he says, adding that he suspects the relatively young age of the neighborhood is the only reason it didn’t see a wave of renovations earlier. “I expect the whole community to turn over the way that Cleveland and Venice and some of the others around here have. The whole area just keeps getting better and better.”

Average Oklahoma City Public Schools

Students here attend schools in the Oklahoma City Public Schools (OKCPS) system. Many go to Monroe Elementary, John Marshall Middle and John Marshall High. The middle school earns a C-minus grade from Niche, while the high school earns a C-plus. Monroe Elementary, which earns a C, is less than a quarter mile from the neighborhood’s center. It’s close enough that many youngsters can walk to class between preschool and fourth grade. John Marshall High offers the Academy of Finance, an OKCPS Career Academy Program in which participating students can prep for their careers by taking classes focused on finance, business and technology, as well as working in paid internships.

Luther Dulaney Park

The neighborhood park is just half a mile from most homes, between Northwest 41st and 43rd Streets. The sunny green space offers everything from a classic playground to covered picnic tables and a paved, multiuse path lined with benches and young trees. The historic and expansive Will Rogers Gardens are just over a mile southwest of home, across I-44.

May Avenue shopping corridor

North May Avenue runs through the neighborhood and serves as its main artery of shopping and dining. “The Mayfair Shops has been there since the '50s or '60s, and it’s recently been the center of a big wave of remodeling,” Miller says of the shopping center on May Avenue between Northwest 47th and 50th Streets, mentioning that Summer Moon Coffee and Empire Slice Pizza are two of the most recent additions. “It’s a great shopping corridor right next door to the residential section of the neighborhood,” he says. The shops, including grocery chain Aldi, are within half a mile of most homes. Heading north up May Avenue, there’s also a Target and an Office Depot less than a mile away. There’s a Sam’s Club and a Lowe’s in the other direction, closer to Interstate 44. The Penn Square Mall is also nearby, less than 2 miles east.

Walk, drive or take the bus

Mayfair Heights’ Neighborhood Association website says that with the addition of new sidewalks in 2017, the community “boasts one of the best walkability ratings on the Northwest Side of Oklahoma City.” There are several stops on OKC’s EMBARK bus lines spaced along North May Avenue, all within a mile of most homes. Also less than a mile away are Interstate 44, which parallels Route 66, and the Lake Hefner Parkway. Downtown is less than 9 miles southeast. “From Mayfair, you can get to all the cool things that are happening in Midtown and downtown and Scissortail Park in 10 to 15 minutes, tops,” says Miller.
