Attractive home prices with proximity to happening city spots
Milam Place may be on the outskirts of Oklahoma City’s urban core, but since it rests just 4 miles from popular uptown and downtown entertainment districts, it’s been swept up in recent waves of development. Although homes here date back to the 1920s, investors have been steadily renovating the area’s homes and turning the neighborhood into a desirable residential pocket. According to Realtor Scott Nachatilo of OKC Home Realty Service, who has nearly three decades of experience with Oklahoma City real estate, “The location is a real draw, especially to younger, first-time buyers who want to be closer to all the fun things to do here that the suburbs just don’t have.” Thanks to its location in between the Uptown 23rd District and the Plaza District, residents enjoy some of the city’s hottest spots on a night out while having quiet streets and quaint homes to return to.
Remodeled cottages and original 1930s homes
Wide, flat streets laid out in a grid comprise Milam Place, where houses sit close together on small lawns with just enough room for some shrubbery or a single shade-giving tree. Most homes were built between the 1920s and the ‘30s, and although many have received renovations, new builds are rare. Instead, homebuyers will find classic styles like Craftsman bungalows sitting side-by-side with Tudor and Colonial-style cottages. These homes tend to be on the smaller side, generally featuring just over 1,000 square feet and two to three bedrooms. While older homes in need of repairs can sell for around $100,000, remodeled properties can be priced upwards of $250,000. “The typical list price here is about $170,000, but the price per square foot depends on the improvements,” says Nachatilo. He notes that as more of the neighborhood’s historic homes are restored and updated, home values are rising. “Landlords are getting priced out of the area, and the number of rentals is declining,” he explains, indicating that the nearly half-and-half split of owners and residents might be about to change.

Beyond its beautiful, historic homes, the primary appeal of Milam Place is its location. Less than a mile and a half from the Plaza District and just over 2 miles from the Uptown 23rd Street District, residents enjoy easy access to a plethora of entertainment and dining. “The market is hotter now than it used to be because of the location,” notes Nachatilo. “It’s exciting to see some of these older neighborhoods moving up because of the improvements to the Plaza District and the new Uptown 23rd and even downtown, and vice versa.” In the morning, residents can make the 10-minute drive down 23rd Street to Syrup, a popular brunch destination that adds creative twists to breakfast classics, from cinnamon roll pancakes to sriracha and honey chicken and waffles. For everyday shopping, many residents go to the Walmart Neighborhood Market just a few blocks away, also on 23rd Street.
Northwest Classen High is ideal for future healthcare workers
Milam Place students attend schools in the Oklahoma Public Schools system, with many attending Hawthorne Elementary, Taft Middle and Northwest Classen High. The elementary and middle school both score a C-minus grade from Niche, whereas the high school earns a C. Northwest Classen is home to the Academy of Health Sciences, which enables students to explore health sciences careers and develop real-life skills with paid internships.

Neighborhood parks are a short stroll from some homes
Although Milam Place doesn’t have much green space of its own, residents are still just a short walk from other neighborhood parks. Wayman’s Park lies west and features a colorful playground that’s popular with kids and picnic tables and walking paths where parents can keep an eye on the little ones. A few blocks south is Reed Park, a summertime destination thanks to its splash pad, making it an excellent place to cool off from the heat.

Just blocks away from I-44, with some walkable amenities
Residents are just a few blocks east of Interstate 44, allowing them to reach destinations like downtown OKC or Will Rogers World Airport in roughly 15 minutes. Milam Place is also considered somewhat walkable thanks to schools, parks and select restaurants within walking distance, in addition to Embark bus stops along Northwest 23rd Street that allow residents to get around without a car.
