Between Oklahoma City and Edmond, North Penn-North Western is a square block of suburban homes bound by North Pennsylvania and North Western Avenue. The area has a few different communities, but generally, prices here are far above Oklahoma City's average. With that higher price tag come modern homes, top-rated schools and a safe atmosphere of community support. "The neighbors are all very friendly and would come to say hi during the open house," says Realtor Jenny Haymore with Metro City Realty, speaking about her recent listing within North Penn-North Western. "You also get that friendliness in Edmond as a whole, from bank tellers to cashiers; everyone here is very welcoming."
The neighborhoods within North Penn-North Western
The area is home to five unique communities, all with homeowners associations. Vintage Gardens, Sonoma Lakes and Summit Parke sit on the west side, made up of low-slung brick homes built in the early 2000s. Prices here range from $350,000 to $425,000 for single-family homes, and Vintage Gardens has a few half-duplexes for $250,000. Prices and size dramatically increase over in the southeast corner, along the streets of the gated Fairview Farm community. This prestigious neighborhood offers sprawling brick estates and European-inspired stone mansions with large lots and floor plans over 4,000 sq. ft. Built in the 2000s, homes start around $750,000 and go up to $1.6 million. Lastly, the gated community of Camden Park sits in the northeast corner, offering tightly spaced homes built as recently as 2023. The architecture is very French-inspired, and prices range from $600,000 to $700,000.

Active homeowners associations
All five North Penn-North Western communities are part of their own HOA. These associations provide complementary yard maintenance, central clubhouses, community pools and neighborhood events. There are also certain restrictions and monthly fees range from around $17 in Summit Parke to $175 in Fairview Farm. "What makes these neighborhoods magical is that they truly maintain a traditional suburban vibe," says Tyler Schwarz, a top Realtor with Kerr Team Real Estate. "When I went by in the evening to turn the lights off at one of my listings, I could tell the neighbors were keeping tabs on what this stranger was up to," Schwarz laughs. "It's just the kind of place where everybody really watches out for each other."
Walk to top-rated elementary and middle schools
Students in North Penn-North Western attend schools in the highly sought-after Edmond Public Schools system, a huge draw to the whole area. Charles Haskell Elementary and Summit Middle sit right in the neighborhood, within walking distance or a short bus ride. Students are then zoned for Santa Fe High, less than 3 miles away. All three schools boast A grades from Niche, and Santa Fe High is ranked in the state's top 10 best public high schools by the US News and World Report. Every year, the Santa Fe Wolves look forward to Double Dare Wolf Week, where all the proceeds from fundraisers like talent shows and sponsored head-shaving go towards a local non-profit.
Another schooling option in the area is Haskell Elementary.
Kids may also attend Summit Middle School.

Day trips to nearby lakes
Most communities have a central clubhouse, lake or playground area, but no large parks are nearby. For day trips, Lake Hefner is 7 miles away, and Arcadia Lake is 9 miles away. Golf courses also dot the surrounding landscape, but residents must hop in a car to reach them.

Residents of the neighborhood are about 3 miles away from Quail Springs Mall and surrounding Target, Costco and Cabela's. With all the retailers of a standard mall, Quail Springs also has an aquarium, mini golf, bowling and escape rooms. A little closer to home, small strip malls contain hidden gems like brunch spot Neighborhood JAM or Andy's Frozen Custard.

Car-dependent commutes to nearby cities
With proximity to Kilpatrick Turnpike and Memorial Road, residents find it relatively easy to get anywhere they need to go. The neighborhood is 6 miles from quaint downtown Edmond, with the University of Central Oklahoma and big hospitals. It is also 15 miles from the heart of Oklahoma City, a commute ranging from 20 to 45 minutes based on traffic. But there's no public transportation within the neighborhood, so residents need cars to get around.
OKC utilities and higher home insurance
Although homes here have Edmond addresses, they are technically part of Oklahoma City. Residents, therefore, pay for OKC utilities, which are typically cheaper than Edmond's rates. Additionally, home insurance costs more than the national average here — but that's pretty par for the course along Tornado Alley.
