Historic arts district around the corner in Paseo
Home of The Paseo Arts District, the oldest arts district in Oklahoma City, the surrounding Paseo neighborhood is sought-after for its walkability to eclectic art galleries and local eateries and boutiques. “People love the walkability to The Paseo,” says Re/Max First Realtor Natalie Bratton, an OKC local. “It just has this great atmosphere and so many fun activities and festivals, so it’s a great draw to be able to live in this artist community and to be able to participate in the community activities that are so close by.” She adds that it’s a very pet-friendly community, too. “If you enjoy walking your dog and taking your dog to restaurants, this is a great spot for it because a lot of the restaurants here have outdoor seating which allows for that,” she says. The historic district has been a feature in the city’s art, food and shopping scenes since 1929. Many of the Craftsman-style homes here are as old as the Spanish Revival buildings in the arts district. “They’re really great historic homes and a lot of them have been revitalized,” says Bratton. “There’s been a lot of revitalization and remodeling done in the neighborhood, as well as on The Paseo itself. It’s really a nice, thriving artists community, today.”

Multiple art galleries, along with restaurants and retailers
The vibrant arts district within the neighborhood is tiny but mighty; a two-block stretch in the northeast corner is lined with more than 20 galleries showcasing works from more than 80 artists, between eateries, art schools and boutiques. Visit Holey Rollers for donuts or Picasso Café for brunch. There’s also Sauced on Paseo for pizza and Paseo Grill for classic American fare, among other local eateries with cuisine ranging from Asian to Hispanic. Pick up everyday essentials like bread, milk and beer at Samir Groceries. There’s also a Homeland on North Western Avenue less than 2 miles away. The quickly growing Uptown 23rd District is a vast collection of retail and restaurants at Paseo’s southern edge, with as diverse a range of cuisine as that in the arts district. Uptown 23rd is also home to the historic Tower Theatre, which was built in 1937 as one of the city’s original movie houses and remains a popular venue for live music and movies today.

Monthly First Fridays gallery walks and annual arts festivals
There’s a gallery walk in the arts district on the first Friday of every month, an event that takes place in all seasons, rain or shine. Summer kicks off on Memorial Day weekend each year with the annual Paseo Arts Festival. It’s the largest fundraiser of the year for the Paseo Arts Association and features tons of live performers, including dancers, spoken word poets and musicians, as well as lots of food vendors. More than 60,000 visitors flock here for the festival every year, making parking in the neighborhood a hot commodity.

Early 20th-century homes in a seller's market
The Craftsman and bungalow-style homes that surround The Paseo Arts District’s Spanish Revival-style builds run anywhere from $290,000 to more than $430,000. At just under $300,000, the median here is on par with the median for the wider city. “It’s still a seller’s market in Oklahoma City, but over in Paseo, it’s even more so because there’s just not a lot for sale,” says Bratton, adding that when homes do go on the market, they sell quickly.
Paseo is loved by the locals because of the historic, Craftsman-style homes.

Twin parks in the nearby Jefferson Park neighborhood
Goodholm Park and Sparrow Park are both less than a mile and a half east of most Paseo homes, in the adjacent Jefferson Park neighborhood. The twin parks sit on land donated to the city by the neighborhood’s original developers and were originally intended as separate “play” and “garden” parks. Today, they both feature classic playgrounds complete with climbing structures, slides and swings, picnic shelters and paved paths that meander through grassy fields. At Goodholm Park, there are also tennis courts with bleachers for spectators.
Goodholm Park is an excellent place for residents of Paseo to play tennis.

Attending Oklahoma City Public Schools
Kids between preschool and fourth grade here go to Wilson Elementary, which earned a B from Niche in 2024. Older students go to Moon Middle and Douglass High, both of which earned C-minuses. All three schools are part of the Oklahoma City Public Schools district. Douglass High has been educating young scholars in OKC since well before Paseo was developed; it was established in 1891 as the first school in the city for African American students. Today, it’s known affectionately among locals as the “Pride of the East Side.”

A walkable neighborhood with quick commutes to downtown OKC
There’s plenty within walking distance of homes here, with the arts district and the Uptown 23rd District both less than half a mile away. Downtown OKC is also less than 3 miles southeast, a drive that typically takes under 10 minutes via Interstate 235. EMBARK bus stops are close at hand, spaced along 23rd Street just south of Paseo. And Will Rogers World Airport is a little more than 11.5 miles southwest.
