Less than 4 miles from Lake Hefner, in the heart of northwest Oklahoma City, Roxboro is highly sought-after for its location. Realtor Jenna Laird, with Verity Real Estate, says: “The area has been really built up over the last 20 years. There’s nothing you could want that you can’t find nearby now, it’s so convenient.” With a slew of popular eateries off Memorial Road, which parallels the Kilpatrick Turnpike less than 2 miles north, tons of shopping dotted along the Northwest Expressway less than 2 miles south and all the amenities associated with the lake to the east, convenience is certainly no insignificant draw to this borough. But it’s not the only draw. Roxboro’s competitively priced homes are just as appealing. Laird observes: “These are primarily single-family, 1,500 or 1,600-square-foot ranch-style homes with three or four bedrooms, and you’re looking at about the low $200,000 range in terms of price. They’re nice, older brick homes, and for their size, you really can’t beat these prices.”
For a typical four-bedroom, two-bathroom ranch-style home built in the mid-1980s, featuring an attached three-car garage, new vinyl plank and ceramic tile flooring throughout and a wood-burning fireplace in the living room surrounded by built-in shelving, you can expect to pay close to $220,000. But you’ll find homes selling for anywhere between $125,000 and $250,000 in Roxboro. “It’s still very affordable compared to other parts of the city, and especially compared to other parts of the country,” says Laird. She explains: “These same houses, in Dallas, are selling for almost three times as much right now. When my out-of-town clients visit, they’re shocked by the affordability we have here. Oklahoma City might be the last metropolitan area in the country with prices like this these days.”
Laird notes, too, that many of the clients she works with who live in this part of the city tend to want to stay long-term. She says: “The nice thing about this area is that there’s such a broad range of housing options available. You’ll find little 1,200 and 1,400-square-foot condos all the way up to 5,000-square-foot houses.” She explains that one of her clients, in particular, has stayed in this area through nearly every life stage: “They started small, then they moved up, and they stick around because they know all their neighbors, they know the area and it’s growing with them.” She adds: “There’s a house here for every stage of your life. You keep shifting, moving up, and then when you’re ready, you start moving back down. Roxboro is a great neighborhood for one of the early or middle stages.”
Roxboro students are served by schools in the highly rated Putnam City Schools system. Between preschool and fifth grade, many youngsters attend Ralph Downs Elementary School, less than a mile and a half east down Hefner Road. Middle schoolers between sixth and eighth grade go to Hefner Middle, off MacArthur Boulevard just under 4.5 miles southeast. Older students finish their grade school careers at Putnam City North High School, less than 3 miles east of home off Rockwell Avenue. All three schools boast B grades from Niche. P.C. North earned an 8/10 GreatSchools Summary Rating and a spot on U.S. News & World Report’s list of the top 25 OKC metro high schools in 2023.
Roxboro residents are spoiled for choice when it comes to grocers. Your local Walmart Supercenter and Sam’s Club are both less than 2 miles south, just across the Northwest Expressway in the Silver Springs Pointe shopping center. And your local Crest Foods is also less than 2 miles away, to the east down Hefner Road. With Memorial Road stretching beside the turnpike less than 2 miles north, residents enjoy easy access to tons of dining options, too. “There’s one of everything off of Memorial, there are lots of really good options for food along there,” says Laird.
At the lakefront just 3.5 miles east, there are even more dining options. Laird says if she happens to be showing a house in the afternoon near Lake Hefner, she’ll stop by for a drink or a bite to eat at one of the restaurants on the lake’s eastern shore before heading home. “It’s a lovely place to relax and unwind and let the traffic die down a bit before I leave,” she says. “You can sit and watch the sunset when the weather’s nice because the restaurants all have outdoor seating.” She says the lake itself is also a great place to visit for a breath of fresh air. “Lake Hefner is pretty big, and there are all sorts of things to do there, parks and playgrounds, sailboats and fishing. There’s a walking trail that goes all around it—it’s not a small, 2-mile trail, it’s miles and miles long,” she says. The paved, multiuse trail is long, indeed, stretching nearly 10 miles along the lakefront. Laird notes that she can’t speak too highly of the lake: “In Oklahoma, we have hardly any naturally occurring lakes, so when you get to be near one, it’s a pretty big deal. And Lake Hefner really is beautiful. It draws you even if you don’t live in the area, it’s a beautiful way to spend some time.”
From its stellar schools to its proximity to all the amenities northwest OKC has to offer, it’s clear why Roxboro’s location is so popular.
