Shidler-Wheeler sits close to downtown, making the commute easy.
On the cusp of Southside revitalization
Shidler-Wheeler is just minutes from several of the Oklahoma City urban core’s most popular entertainment districts, including downtown’s Bricktown and Scissortail Park and Southside’s Wheeler District. “Being that it’s in central OKC, it’s a pretty convenient location,” says Re/Max at Home Realtor Jim Webb, who has nearly two decades of experience working with clients in and around the area. He adds that with Interstate 35 nearby, commuting to work from here is easy, whether locals are heading north to Edmond or south to Moore. Webb says that while Shidler-Wheeler is close to areas of OKC’s Southside that are in the midst of revitalization, this area isn’t quite there yet. “It may be near the beginning of its transition period because it’s close to areas that are being revitalized,” he says, adding that homes here are still primarily bought and sold by individuals rather than investors, and that prices haven’t yet begun to climb.
Schilling and Scissortail Parks
Next to Wheeler Middle, near the heart of the neighborhood, the Schilling Recreation Center features craft and quiet rooms, a gymnasium and a kitchen. The surrounding park has everything from picnic areas, sunny sports fields and basketball goals to a playground, a seasonal splash pad and a skatepark. Less than a mile north, there’s a playground and a basketball court at Shidler Elementary, too. Scissortail Park is just 2 miles north across the river. “It’s a huge park,” says Jenna Laird, a local Realtor with Verity Real Estate. “There’s a butterfly garden area, there are a lot of food trucks that park there regularly and it has a ton of walking trails,” she says, adding that there are outdoor concerts and other big events held in the park, too. “It really is a lot of fun; it was a great addition to the city when the park was added a few years ago. It’s walkable, there are all sorts of opportunities to do things, and it’s convenient to everything from dining to nightlife.” The Wheeler District, a new urbanist-style development south of the river, is close to home, too. Just a couple of miles west, the area is popular for its weekly farmer’s market as well as the historic Ferris wheel at its center.

Prices below the OKC median
Many of the modest Craftsman bungalows and Minimal Traditional-style cottages lining these neat grid-patterned streets are surrounded by low chain-link fencing and shaded by tall trees. Most were built in the early 1930s; there are some homes as new as the mid-1950s and the occasional brand-new build. Prices here sit well below the median for the wider city, running anywhere from $75,000 for a run-down two-bedroom cottage to a little more than $150,000 for an updated four-bedroom bungalow. One of Webb’s recent Shidler-Wheeler listings just sold for $180,000, which he says is high for the area. “It’s more than 2,000 square feet, much larger than the homes around it, so it’s priced quite a bit higher,” he says, adding that it was on the market for a bit longer than normal, too. “When you have a big house surrounded by smaller homes, people are typically not wanting to spend as much, so that can be challenging,” he says. Homes here usually go under contract in less than 20 days.
