Conveniently located suburb less than 3 miles outside downtown OKC
South Lindsey strikes a balance of having some distance from the flurry of city life while maintaining easy access to the metropolitan amenities of Oklahoma City, just 3 miles away. The neighborhood comprises established homes at price points for a range of buyers. “The convenience and affordability are big draws,” says Denise Love, broker associate with Chamberlain Realty, who has 12 years of experience selling in the area. “People can buy the homes at a lower price and renovate them. It’s an area on the rise, and in five to 10 years, you’ll start to see a major difference there.”
Established homes ripe for renovations
Early to mid-20th-century bungalows and ranch homes line the grid-like blocks throughout South Lindsey. The front yards extending from the narrow, uneven streets are compact and sparingly have tree cover. Because many of the lots in South Lindsey are around a tenth of an acre, homeowners have added chain link and wooden fencing to create separation from neighboring properties. Prices for the neighborhood’s smallest homes, hovering around 720 square feet, fall between $60,000 and $67,000. Buyers may occasionally stumble upon new construction and three-bedroom contemporary homes priced at $170,000. A renovated one- to two-bedroom home falls somewhere in between, around $120,000. “The prices are lower than areas nearby like Capitol Hill, but that’s because most will need to be renovated,” says Love. “A lot of investors and first-time buyers looking to enter the market are snatching up the homes there because of the price point and the location.”
Convenient access to OKC's vibrant shopping districts
An eclectic mix of local eateries are within reach just off Interstate 35, serving everything from American to Mexican and Salvadoran cuisine. Locals pile into the red vinyl booths and swivel bar chairs at Mama Lou’s, a classic diner open 24 hours a day. There is a Dollar Tree along Southeast 29th Street for quick snack stops, but residents will have to travel to the Walmart 2.5 miles west of South Lindsay for additional grocery essentials. “You’re also less than 5 miles from downtown and the Bricktown district, which has small gift shops, museums and people can go for a ride through the Bricktown Canal,” says Love.
Schools
Students living in South Lindsey are zoned for Oklahoma City Public Schools. They’ll attend Cesar Chavez Elementary School, Webster Middle School and Capitol Hill High School, each with a C-minus rating from Niche. Students at Cesar Chavez Elementary can exercise their green thumb at the school’s learning garden. Capitol Hill High School offers two academies to its students – arts and engineering. Students can select from several majors and get hands-on experience through internships and work in the field.
Community park within walking distance
Neighbors can connect and enjoy fresh air at Hathaway Park, which sits on the neighborhood’s southern end. It’s a short walk from many of the homes in South Lindsey. A small playground giving kids room to roam is accompanied by a looping trail surrounded by mature trees. The community green space also features a basketball court and baseball field. South Lindsey’s proximal location also puts residents within 1.5 miles of Trosper Park, where they can test their aim on the archery range and disc golf course. It also encompasses a nature trail and an 18-hole golf course with different challenges for golfers to navigate, like bunkers and a creek.
Avoid major highways to reach downtown OKC
While South Lindsey is convenient to Interstate 35, less than 1.5 miles east, locals can avoid traveling on the freeway to reach the nearest major hospital and downtown Oklahoma City. The INTEGRIS Health Southwest Medical Center sits roughly 2 miles west of the neighborhood, while the city center is about 3 miles north. People who use public transportation can hop on one of the EMBARK buses at the stops along Southeast 29th Street or South Shields Boulevard.
