Midcentury character in a neighborhood on the rise
South Park Estates’ small homes and residential character reflect many of the Northeast Oklahoma City neighborhoods built in the mid-20th century. While the area has gone through several phases, including a few years without much upkeep, it’s now on the upswing, partly due to Oklahoma City's continued investment in the nearby Adventure District. Home prices in the community have risen 9% over the last 12 months, and some homes now feature redone interiors. “It’s definitely a neighborhood on the rise,” says Shannon Stiger-Monahan, the lead listing specialist at Buckelew Realty Group. “But it’s a quite a bit of long-term housing and rentals, so there’s not a lot of churn.”

South Park Estate’s solid brick builds
Most homes in South Park Estates were built between the late 1940s and ’50s, with many maintaining their midcentury aesthetic. “If I was going to buy a house, they’re the type of houses I would buy because they’ll outlast any new house now,” Stiger-Monahan says. “They’re smaller, but they’re just good solid homes.” Some have updated interiors, while others may need more work. These traditional-style homes can sell for $80,000 to the mid-$200,000s based on renovation status. Meanwhile, more uncommon builds line Kelley Avenue on the west end of the neighborhood. These larger homes can sell anywhere from the mid-$200,000s to $500,000. A senior-living apartment complex also sits off Kelley Avenue.

Recreation at Lincoln Park
South Park Estates is home to a pair of parks. On the west side, L.D. Lacy Park offers plenty of green space and a nature reclamation zone. However, the more popular E.W. Perry Park features a playground and picnic pavilion as well as a short walking path. Residents often head directly east of the neighborhood to Lincoln Park, which has a longer walking path as well as exercise equipment and basketball and tennis courts. Next to the park, the Lincoln Park Golf Course is a public club with two 18-hole courses.

Fun for the family at the Adventure District
The Oklahoma City Adventure District is adjacent of South Park Estates, with plenty of activities for the whole family. The Oklahoma City Zoo has been located in its current space since 1920 and now hosts over 2,200 animals. The zoo also has its own amphitheater, with the venue drawing acts such as Willie Nelson, the Grateful Dead and hometown heroes the Flaming Lips. The area has an array of museums, from the Oklahoma Firefighters Museum to the Oklahoma Railway Museum, even the USA Softball Hall of Fame. The Women’s College World Series is held each year at Devon Park, adjacent to the Hall of Fame. Remington Park has horseracing and slot machines, plus restaurants and a brewery.

Education in Oklahoma City Public Schools
Oklahoma City Public Schools serve most of South Park Estates, though some small portions of the neighborhood are within the Millwood Public Schools District. The majority of kids start at Martin Luther King Jr. Elementary School, then move on to F.D. Moon Middle School, with both schools receiving a C-minus grade from Niche. Frederick Douglass High School receives a C grade. Douglass opened as the first African American school in Oklahoma City in 1891, with influential graduates like Ralph Ellison and Charlie Christian. Students can also apply to the Classen School of Advanced Studies, which combines an A-minus-rated middle school with an A-rated high school. The MetroTech Springlake Campus is located in the neighborhood and offers career education and training for OKC residents.

Residents of South Park Estates have to travel at least a mile for food, with the nearest restaurants on Lincoln Boulevard. Jamil’s Steakhouse offers Lebanese cuisine along with traditional steakhouse offerings, while Bedlam Bar-B-Q serves smoked meats in a space that spotlights the intense rivalry between the University of Oklahoma and Oklahoma State University. The Cinemark Tinseltown movie theater sits a mile and a half away on the other side of the neighborhood, along with fast-food options like Sonic and McDonald’s. The nearest grocery store, Homeland, is just over a mile away on NE 36th St.

Easy interstate access from South Park Estates
South Park Estates sits between three interstates — I-44, I-35 and I-235 — each less than a 2-mile drive from the neighborhood. I-235 leads 5 miles south to downtown Oklahoma City, while I-44 heads toward the regional Will Rogers World Airport, 15 miles away. Locals can also get around town via the EMBARK system, which serves the neighborhood via the 003 bus, with weekday stops every 30 minutes on Prospect Avenue.
