Twelve miles from downtown Oklahoma City, Sycamore Creek neighborhood strikes a fine balance between lake life and city life. With its collection of homes new and old, on the banks of Lake Overholser, the connection between nature and suburban living couldn’t be closer. “Folks around here really enjoy getting out into the green space and communing with nature,” says Michael Smith, business manager for the Oklahoma City Department of Parks and Recreation. “There’s kayaking, paddle boarding and restaurants just 3 miles up the road.” The 1,500-acre lake offers endless recreation and the tranquility of sunsets on the water. An older neighborhood, Sycamore Creek is experiencing a resurgence with some new construction homes encouraging more investment in local schools and infrastructure.
On the edge of Lake Overholser
Bordering Lake Overholser means Sycamore Creek residents are practically within walking distance of Overholser Park. “Lake Overholser is more off the beaten path than Lake Hefner,” Smith says. “We have trails where you can walk, bike and take your kid’s strollers around." The oldest reservoir in OKC, Lake Overholser also has a fishing pier and docks for sailing and kayaking plus pavilions and athletic fields. Across the lake, Route 66 Park holds the largest playground in the city alongside a skate park for all skill levels and the Cyrus Avery Observation Tower. “There’s an old, steel high-beam bridge from the 30s or 40s where Route 66 used to be,” he continues. “People love to stop and take pictures because you just don’t see bridges like that anymore.” For a smaller, neighborhood park, J.B. Black Park has a playground and open field. Or settle into the quiet foliage at Stinchcomb Wildlife Refuge. Bird watching, hiking, biking and kayaking are all encouraged.

Residential streets like trails in a forest
Most homes in Sycamore Creek were built in the 1960s and 70s with the residential streets weaving together like trails in a lush forest. Mature trees and small, mulched gardens complement each unique street. Ranch-style homes and split levels are common, featuring various exteriors including brick, stone and sheet siding, for between $150,000 and $250,000. Jim Miller, a Realtor with Keller Williams-Elite says the neighborhood has seen its share of peaks and valleys. “That neighborhood is projected to be on the upswing. It’s seen better days, but it’s also seen worse. The best is yet to come.” Many homes are used as rentals and have been bought as investment properties. Along the lakefront, the gated community of River Lake Estates stands in stark contrast with homes showcasing contemporary takes on classic French architecture with homes ranging in price from $500,000 to $800,000. These homes are the exception in Sycamore Creek. Miller explains most of the neighborhood was built on land formerly used as horse farms. “Even up until the early 90s – a lot of those fields were still there. It used to be the exurbs of Oklahoma City and the city closed around it.” Residents can expect ample street parking in addition to two-car garages with short, paved driveways.

Sycamore Creek is not an area rich in shopping, but a few shops and restaurants sit right in the neighborhood. Ruby’s Produce and Garden Center takes up an entire block, including, a well-kept greenhouse blooming with succulents, flowers, pumpkins and chopped wood in the winter. Nearby, Big Buffalo Grill is a greasy spoon serving brunch options like sweet strawberries and chocolate chip pancakes. For a selection of local and national brands, OKC Outlets is three miles south. For everyday shopping, Walmart is six miles west across the lake.
Outdoor fun in Oklahoma City
The lake isn't the only place for adventure in Sycamore Creek. Stars and Stripes Park is 10 miles north of Lake Overholser, hosting events like the River Festival, 5k fundraisers and Independence Day block parties. Farther east, OKC’s Bricktown has eclectic shops and nightlife. Residents can cruise along the Bricktown Canal, catch an Oklahoma City Dodgers game at the Chickasaw Bricktown Ballpark or peruse the district’s many boutiques. Open seasonally, Six Flags Hurricane Harbor is nine miles south. Downtown Oklahoma City also boasts an array of lively events, including the Oklahoma State Fair, Memorial Marathon and Festival of the Arts.

Putnam City West resurgence
Students attend Putnam City Schools, with some beginning at Lake Park Elementary School, moving on to Western Oaks Middle School, and finishing off at Putnam City West High School. All three schools are rated C-plus on Niche. Miller, a graduate of Putnam City West, said after a downturn, “it has come way back” which has led to a resurgence in academics and athletics. The construction of subdivisions like River Lakes Estates new tax revenue and students came into the district enabling more investments in infrastructure and programs. The district is known for investing heavily in AP courses and has won multiple state titles in baseball.
Western Oaks School is home to 700 students.
Lake Park Elementary School is a highly rated school within Sycamore Creek.

Sycamore Creek’s thoroughfares and airports
E Overholser Drive follows the curve of the lake, but N Council Road serves as the main thoroughfare in Sycamore Creek. Residents can take I-40 for 15 miles to reach downtown Oklahoma City. John Kilpatrick Turnpike intersects Route 66 just north of the neighborhood. Though OKC’s EMBARK bus system has stops along NW 10th Street and N Council Road, residents are car-dependent. Will Rogers World Airport is 18 miles south.
