Only three residential blocks, the micro-neighborhood is wedged between the interchange of interstates 44 and 240. Its streets are lined with one-vehicle driveways reaching toward brick ramblers and bungalows, most of which were built in the mid- to late 20th century. Home prices are comparatively low for the area, ranging from $75,000 to $225,000. However, condition and maintenance requirements may vary. Investment properties typically max out around $100,000, while move-in-ready homes go for $110,000 and up. "We need some renovators to come in and bring the houses up into this century," White says. "You could create value if you go in there, even as a homeowner."Millions invested at Wendel Whisenhunt Sports Complex
I-44 splits Woodson Park in half just north of the neighborhood. A footbridge spanning the highway connects the neighborhood side to the east side. The west side contains the Wendel Whisenhunt Sports Complex, a recently renovated $13 million athletic complex featuring soccer and baseball fields, playgrounds and ADA-accessible spectator areas. The east side provides additional activities, including a paved loop for morning walks, a pool and a disc golf course. Woodson Park's senior center hosts frequent events and programming, such as cardio drumming circles and walking groups. The South Grand Boulevard Bike Trail also passes through Woodson Park, creating fast connections between the neighborhood and parks across the city, including some along the Oklahoma River. “Many of us in the neighborhood like to go to Scissortail Park downtown,” says resident Nora Burrow.
Improving academics at Adams Elementary
Students in Treadwell Hills begin school just two blocks away at Adams Elementary. Although Niche rates it as C-minus, its improving academics caused the school to exit from the Oklahoma Department of Education's School Improvement status in May 2024. For grades 5-8, students attend Roosevelt Middle School, which is also rated C-minus. Finally, students finish their education at U.S. Grant High School, which has a Niche score of C. In September 2023, U.S. Grant High announced it would build 12 additional classrooms, a 20,000 square-foot flex space, and other upgrades, some of which were designed by a former student turned architect.Short commutes to hospital and airport jobs
A barrier of highways and a lack of sidewalks make Treadwell Hills car-dependent. The Embark bus system stops along South Portland Avenue, connecting riders to surrounding areas. Most trips to downtown Oklahoma City can take advantage of immediate access to I-44. However, due to the major interchange, traffic is a common occurrence in the stretch of highway that abuts the neighborhood. Nevertheless, commuters will appreciate a quick commute to major employers such as INTEGRIS Health Medical Center. Less than a mile south, the Will Rogers World Airport is investing millions of dollars in renovations and expansion, including the prospect of international flights.Tacoville, Newcastle Road and local grocers
The neighborhood has little commercial activity, save for a few specialty businesses in its southeast corner. “Everyone in the neighborhood goes to the restaurants on Newcastle Road,” Burrow says. Tacoville has been an essential spot for burritos and tacos since it opened in 1967. Restocking the pantry requires a short trip east to the CashSaver grocery store on May Avenue or to the Dollar General just north of the neighborhood on Portland Avenue. Although there are a handful of locally owned grocery stores nearby, too, such as Carniceria El Rodeo.Things to consider
Considering the major highway interchange, the airport and some light industrial space, it's fair to say Treadwell Hills is a loud neighborhood. Plus, I-44's interchange with I-240 is among the busiest in Oklahoma City. The neighborhood has a CAP Index score one point above the national average due to marginally higher rates of violent and non-violent crime.
