Valencia's lovely 21st-century homes, proximity to one of Oklahoma City's most beloved suburbs and access to some of the best schools in the metro are reasons enough for the neighborhood's popularity. Still, those aspects don't tell the full story of this community's broad appeal. An abundance of parks, pools and playgrounds are combined with a family-friendly atmosphere where all are welcome. “It’s very diverse. There are just all kinds of people from all different cultures. It makes it like a community should be,” says Cathy Wootten, the C Solutions HOA Manager for the neighborhood and lifelong OKC resident. “Neighbors look out for each other,” Wootten adds.
Bungalows, Traditional and Dallas-style homes
Built from the early 2000s up to today, homes here are set along pristine, sidewalk-lined streets dotted with oak and elm trees. Many are Traditional-style, two to four-bedroom, brick single-family homes with two-car garages and well-manicured lawns. Buyers will also find cozy two-bedroom bungalows and some larger, newer homes built in the Dallas-style, Oklahoma's version of a modern Craftsman, which usually features higher-pitched roofs, bricked gables, tall ceilings and open floorplans. House sizes vary from just under 1,000 to over 3,000 square feet, and prices can range from about $200,000 to more than $500,000, depending on the home's size and condition. Buyers should note Valencia has a mandatory homeowners association with monthly fees varying between $18 and $182, according to current listings.

Two districts featuring A-rated schools
Kids in the western half of Valencia attend the Deer Creek Public Schools district. With all schools earning A grades by Niche, it’s ranked the No. 3 Best School District in the Oklahoma City area. Pre-kindergarten through fourth graders can attend National Blue Ribbon School Award winner Grove Valley Elementary. Students can move on to the Deer Creek 4th and 5th Grade Center and Deer Creek Intermediate, which feed into Deer Creek Middle for seventh and eighth grades. Older students can attend Deer Creek High School, a GreatSchools.org College Success Award winner for four consecutive years. Students on Valencia's eastern side attend schools in the highly regarded Edmond Public Schools district, including West Field Elementary, Heartland Middle and Sante Fe High School, all rated an A by Niche. Several private schools are in the area, including Keystone Adventure School, Crossings Christian School and Mercy School Institute.
Younger kids can attend West Field Elementary School.
After Middle School, students can attend Edmond Santa Fe High School.

With six parks and playgrounds connected by walking trails that pass by tranquil ponds and creeks, nature surrounds the homes here. "What sets Valencia apart is its huge, open-space areas, like the parks and the baseball and soccer fields, which are great for team practices and games," says Janet Helms, an Edmond native and Real Estate Advisor with Engel & Volkers Edmond. Residents interested in horseback riding can take classes at Cross Creek Stables, conveniently located in the neighborhood's northeast corner. Residents can consider joining one of the handful of private gyms along Northwest 178th Street to access an indoor gym.

Sidewalks line virtually every street in Valencia, but to get anywhere outside of the neighborhood residents drive utilizing easy access to State Highway 74 and Interstate 344. A less than 5-mile drive east leads to Edmond, while a 16-mile drive south brings residents to downtown OKC. Will Rogers World Airport is a 20-mile drive. Cyclists can ride on bike-friendly streets such as May and Pennsylvania avenues and Northwest 164th Street.
