Growing Oklahoma City neighborhood
There’s a reason location is a real estate buzzword, and it's also why Van Buren is so popular, according to Jennifer Hodge, an ERA Courtyard Real Estate listing agent. “I’d say the area is the biggest draw for sure, aside from the homes themselves. It’s close to the turnpike, it’s close to Francis Tuttle Technology Center, and it’s close to a lot of good restaurants and shopping,” she says. Just south of the Kilpatrick Turnpike in the hub of Oklahoma City’s bustling northwestern corner, Van Buren is “definitely worth looking into for location alone,” Hodge adds. Van Buren sits in an area that is prime to take advantage of with easy commutes downtown and quiet residential streets with space to enjoy.
Contemporary homes with access to downtown OKC
As a newer neighborhood, most homes in Van Buren were built in the early 2000s and beyond. Kent McVey, a Realtor with Premier Realty says the neighborhood has a mix of architectural styles with a lot of contemporary brick ranch-style homes along with Dallas-style builds notable for their low-pitched roofs and stucco walls and arched doorways that are common in Oklahoma and the American prairies. “A beautiful little neighborhood. That particular neighborhood is zero lot lines and the HOA takes care of mowing the neighborhood and everything. It’s very secure, and a very quiet, peaceful neighborhood,” McVey notes. Most homes in Van Buren run between $200,000 and $500,000 with a few outliers on the higher end of the price range. The PayCom Center entertainment and sports venue sits just on the north side of the turnpike and has spurred a lot of residential and commercial development in northwest Oklahoma City with people coming in droves to take advantage of the easy highway access and shopping amenities. “It’s kind of an up and coming area. It was undeveloped at one point in time but it’s definitely up and coming now,” McVey says.
Shopping and Dining
Less than a mile from the Kilpatrick Turnpike, Van Buren’s proximity to retail, dining and entertainment is unparalleled. “The benefit of the turnpike is that it’ll get you anywhere in the city in 15 minutes,” says Hodge. The neighborhood’s location just south of the main thoroughfare means “you could be downtown in 15 minutes or in Edmond in less than that,” she says, adding that the “great shopping and restaurants in Chisholm Creek are also just a few miles away.” After you’ve had your fill of retail therapy, Sidecar Barley and Wine Bar is good for a nightcap. Hodge shares that the upscale, urban neighborhood bar is popular for its big rooftop patio and great live music. Even closer to home, there are "a ton" of dining options available off of Memorial Road, says Hodge, among them Charleston’s and Bricktown Brewery. Both local hot spots are less than a mile from most homes in the neighborhood, near the corner of Memorial Road and MacArthur Boulevard. Unable to choose just one item from either establishment’s menu to recommend, Hodge says, “There are just so many good options.”
A hotspot for nature seekers
For more outdoorsy Van Buren residents, the Martin Park Nature Center is just two miles east down Memorial Road. One hundred and forty acres of sunny grassland, wooded trails and rocky streams offer an oasis at the heart of what is otherwise one of OKC’s most bustling sections. Just south of Van Buren, Bluff Creek Park has miles of trails to get out in nature and sits on the banks of Lake Hefner where the lighthouse is a popular spot for fishing, birding and boating.
Putnam City Schools
Van Buren students attend schools in two of the region’s most sought-after districts: Deer Creek and Putnam City Schools. In Putnam schools, some students begin at Dennis Elementary School, rated a B on Niche, moving on to Hefner Middle School and Putnam City North High School, rated B-minus and B respectively. But make no mistake, residents looking for “Putnam City” on a map will be mystified with the district historically named after the 2,000 acres of farmland owned by early Oklahoma real estate developer and legislator Israel Mercer Putnam that makes up present boundaries.
