West Mustang balances country living and city accessibility
West Mustang is a more rural extension of the busier city of Mustang. Residents have larger lots and slightly more room between neighbors since this Canadian County area is outside city limits, but there’s also quick access to schools, shops, restaurants and annual events. “My first home was right outside of Mustang, and for us, we could see anything OKC had to offer in about 30 minutes,” says Bryce Butler, a Realtor at Butler Real Estate with Fathom Realty. “Mustang really is an ideal suburb, with its proximity to Oklahoma City, Yukon and the turnpike. All of Canadian County, really, is just a great place. You have those small-town values that a lot of people are hungry for, but then you also have modern conveniences in Oklahoma City.”

Spacious lots and room to grow
Most homes have ranch-style or farmhouse designs, though industrial homes called barndominiums are here and there. Older properties and those with up to 2 acres can sell for $260,000 to $425,000, while homes with at least 5 acres of land range between $425,000 and around $900,000. Butler highlights the Mustang area’s rapid growth, seen in brand-new developments extending to West Mustang. “Mustang’s rapidly growing toward the west,” Butler says. “Mustang is almost unrecognizable in growth from what it looked like 20 years ago. It’s even had dramatic change over the last 10 years.” Some of the newer neighborhoods, like Hidden Meadow and Spitler Lake Estates, have HOA fees, though most of West Mustang is HOA-free. Homes outside of these HOAs may run on septic tanks and well water.

Quick drives to central Mustang and OKC
When residents want to visit shops, restaurants or places of worship, they drive down Highway 152 into Mustang’s city limits, passing pastures and stretches of open fields. Downtown Oklahoma City is 21 miles away, which is about a 30-minute drive when using the Interstate 344 toll road. The Will Rogers International Airport is closer, about 13 miles east when driving down Highway 152 and then Interstate 240. SSM Health St. Anthony Healthplex has an emergency room and is 8 miles from West Mustang.

Students learn at the best district in Canadian County
Butler points out how residents love the school system here. The Mustang School District gets an A-minus from Niche, which ranks the district as the best in Canadian County. Lakehoma Elementary School earns an A-minus and feeds into Horizon Intermediate School, which also gets an A-minus. Mustang Middle School receives an A-minus, and kids later move on to Mustang High School, which gets a B-plus. Mustang High is full of competitive athletes, as shown in the school’s 2024 slow pitch softball championship title.

Wild Horse Park amenities and city celebrations
When residents want to hang out at a park, they often head to Wild Horse Park in Mustang. The recreation center is bordered by the Mustang Public Library and an aquatic park. “The library there is incredible,” Butler says. “We live in Piedmont now, but we still purchase library cards there. The community center is great, and they have all kinds of extracurricular activities for kids such as art classes and summer camps. One of my favorite things about Mustang, personally, is the softball complex.” The park is a recreation destination, with many fields used by youth soccer, baseball and softball teams.
Mustang’s Park and Recreation Department hosts events throughout the year. “They go all out for holidays,” Butler says. “They have a really good Easter egg hunt. Mustang’s Fourth of July, in my opinion, is the best in the nation.” Mustang’s Chamber of Commerce hosts one of the largest events: Western Days. The two-day event is packed with a chili cook-off, the Western Stampede 5K Run, live music and a pancake breakfast at Mustang United Methodist Church.

Heading downtown for shops and restaurants
Downtown Mustang has grocery stores, locally owned shops and popular restaurants. Residents might stock up on groceries at Homeland or the Walmart Supercenter. Many of the restaurants are chains that only have locations in Oklahoma, like Swadley’s Bar-B-Q and The Lokal restaurant and bar. “Los Vaqueros is an incredible Mexican restaurant that we would always go to,” Butler says.

Below-average crime and storm readiness
The CAP Index gives West Mustang a 1 out of 10 crime score, which is lower than the national average of 4. Oklahoma City Fire Station 38 was built in 2023, and firefighters respond to fire and medical emergencies throughout the area. Tornadoes and severe weather are common in Oklahoma, and the fire station has a tornado siren to alert anyone who may be outside when a tornado is anticipated to pass through the area. Storms in the spring may come with hail, and winters usually include snow and below-freezing temperatures.
