OKC suburb with the “best of both worlds”
Just west of Oklahoma City, between the fast-growing suburban towns of Yukon and Mustang, sits Westbury, an established neighborhood that has been known to turn a few first-time homebuyers' heads. "Westbury is a well-maintained, centrally located neighborhood that's attractive to first-time homebuyers and young, growing families," says Lavon Overton, Realtor and sales associate with Eagle Realty-The Morley Group. "My clients tell me that one of the things they love about Westbury is how friendly and supportive of each other everyone is." Sitting just south of the I-40 corridor, Westbury residents are within reach of everything Oklahoma City has to offer says Jim Miller, a Realtor with Keller Williams-Yukon. “It’s the best of both worlds." With I-40 traditionally serving as the cultural dividing line between Mustang and Yukon, the community has much to offer. “There's a ton of stuff there. There's a movie theater in that area. So it's like giving all of the great things in those two neighborhoods because you've got Yukon and all of its stuff and you’ve got Mustang and all its stuff and then you can hop on I-40 and get to Oklahoma City and everything they have." Interstate 344, another major traffic artery, forms the neighborhood's western border.

Ranch-style and New Traditional homes with garages and tidy lawns
Westbury's housing blend consists mainly of ranch-style homes dating from the 1970s to the early 2000s and New Traditional houses built as recently as 2025. Many homes feature brick exteriors and attached garages. Lot sizes typically average around 7,000 square feet, but some measure up to an acre, with neatly manicured lawns and paved driveways. A section of the former Westbury Country Club has been repurposed into Oak Haven, a gated 55-plus community with amenities like an exercise room, a swimming pool, walking trails and a putting green. Ranch-style homes sell for $160,000 to $250,000, while most New Traditional houses fetch prices from $200,000 to $360,000. "Homebuyers can get a quality, well-built home that's affordable," Overton says. "It's a popular neighborhood, and the homes sell quickly. The home I listed was only on the market for five days before it was contracted." Tornado risk is high in Oklahoma City. Since most Westbury homes are built on slab foundations with no basements, residents have to find other options for taking shelter during severe weather.

Students attend highly rated Mustang Public Schools
Depending on their address, students start at Mustang Creek Elementary, which has a Niche grade of A-minus, or Mustang Valley Elementary, rated A. They'll move to the A-rated Canyon Ridge Intermediate School for grades 5 and 6, followed by Mustang North Middle School, rated A, and Mustang High School, rated B-plus. The Mustang Public Schools district integrates STEM into classes for all age groups, starting with early exploration in elementary school and moving to scientific research at the high school level. "The Mustang school district is very well sought-after," Overton says. Mustang Creek Elementary and Mustang North Middle are right in the neighborhood near I-344.

Stunning views of Lake Overholser
Route 66 Park sits 4 miles north on 148 acres of green space, not far from its iconic namesake. Visitors can romp on the playground, head to the skate park to practice kickflips and ollies or take a walk to the top of the Cyrus Avery Observation Tower for stunning views of Lake Overholser. At the south end of the lake, visitors check out the fishing pier and the bridge that crosses over the Lake Overholser Dam. The park also features walking and biking paths, a playground and a picnic pavilion.

Much of the neighborhood's commerce is concentrated on Morgan Road. Locals pop into Morgan Donuts for fresh pastries or The Hive Cafe for lattes, fruit bowls and Mexican-inspired entrees. Luigi's in Westbury, located in the Oak Haven community, serves Italian favorites like Calabrian shrimp pasta and chicken cacciatore. With Westbury’s convenient location near I-40, shopping is only a hop, skip and a jump away with the OKC Outlets mall 4 miles east, featuring over 80 brand-name stores like Nike and Kate Spade, along with local specialty shops like Braum's and Books Plus. For everyday shopping, Walmart and Sam’s Club are also close by.

Transportation
Westbury is about 12 miles west of downtown Oklahoma City and 10 miles from Will Rogers International Airport. With I-40 to the north and I-344 to the west, it's easy for residents to get around by car, but OKC's EMBARK buses don't travel this far outside the city center. Medical care is available about 5 miles away at Integris Health Community Hospital - OKC West.
