West OKC neighborhood rooted in industry

In 1858, nearly 10 years before the start of the cattle-driving trail that now bears his name, Jesse Chisholm established a modest trading post in a timber reserve of cottonwoods, elms and oaks he dubbed Council Grove. The grove and trading post are long gone, but in their place is now a bustling section of western Oklahoma City: the WesTen District. Named for Northwest 10th Street, the street on which Council Grove used to stand, the district is one of the most unique in Oklahoma City, mixing residential areas with all manner of businesses large and small. Crisscrossed by three major thoroughfares, WesTen provides residents with proximity to tons of shopping, dining and entertainment options. Lara White, a Realtor with Modern Abode Realty says, WesTen is known for "super easy access to I-40" as well as being close to the airport, "and it's accessible to OKC Outlets and tons of restaurants."

Mid-century ranches and Bungalows

According to Robin Jones, Executive Director of the district’s self-titled organization of community members and businesses, homes in the WesTen District are “older and affordable,” says Jones. Many of the district’s ranch-style bungalows and Traditional-style homes were built in the early half of the 20th century in the 1940s and 1950s. While most are single-family detached homes, there are also “quite a few townhomes and apartments” throughout the district, Jones adds, making up slightly more than half of properties. A three or four-bedroom Traditional-style home with an enclosed, arched portico is typically listed for around the $200,000 mark, slightly about the median price of $170,000 for the district. Falling nearly $90,000 below the median list price for the Oklahoma City metro area in general, “the price tag doesn’t reflect the great location,” says Jones. Houses typically sell for between $120,000 and $240,000. A condo or townhouse typically sells for between $60,000 and $100,000.

Culinary options galore in WesTen

Foodies traveling through WesTen are in luck with an eclectic mix of local restaurants and national chains. Local staple Chuck House has been family owned and operated since 1978, known especially for their freshly hand-breaded chicken fried steak sandwich. The quaint Polar Donuts was voted OKC’s “Best Donuts” several years in a row by Visit OKC. For date nights and other special events, many WesTen District residents visit Castle Falls. Inspired by the castles he saw in Europe during his time in World War I, veteran Bill Blecha built the WesTen icon in the late 1950s. Today, with two restaurants and beautifully manicured gardens, the castle is a popular spot for fancy dinners and even weddings. At the southern edge of the WesTen District, OKC Outlets includes dozens of national brands from Adidas to Zumiez. For everyday items, a Walmart Supercenter is just down the street.

Community parks within walking distance

Outdoorsy residents can take advantage of the district’s proximity to OKC parks large and small. Lytle and Melrose Parks are within 4 blocks of each other at the heart of the neighborhood. Between the two, neighborhood youngsters can work off their energy on colorful climbing structures and or by running around the sunny, grassy fields. The recreation center at Melrose Park is also popular for its after-school programs and classes, where residents can learn to make edible slime and spray art. The WesTen District is also home to a sliver of the 7.5-mile-long West River Trail — “what some say is the best portion,” Jones says. Residents also have access to the citywide bike trail and, 3 miles away, the bike and walking trails at Lake Overholser, which draws nature lovers from across the city.

Western Heights Public Schools

WesTen District students attend schools within the Western Heights Public Schools system, a small district serving the southwest side of OKC. Some students begin at Greenvale Elementary School, rated C-minus on Niche. Students move on to Western Heights Middle School, rated B-minus, Western Heights Ninth Grade Center, and Western Heights High School, rated C. The ninth grade center is currently unrated.

Quick access to downtown OKC

WesTen is just under 7 miles from downtown Oklahoma City. Residents can choose between taking Northwest 10th or Interstate 40 downtown. The Will Rogers World Airport has service to several regional destinations and is 10 miles south.
