Famed Post-Impressionist painter Vincent Van Gogh once said: “If I am worth anything later, I am worth something now. For wheat is wheat, even if people think it is grass in the beginning.” Well, with a name like Wheatland, there’s no mistaking this area of southwestern Oklahoma City for paltry grass. And while much of the rolling prairie here has been farmland since the late 1800s, more and more housing and commercial developments are popping up these days. Realtor Jenna Laird, with Verity Real Estate, explains: “The nice thing about Oklahoma City is that we have a lot of land, and as we’ve begun to run out of space in the center of town, we’ve started expanding outward. Wheatland is one of these areas we’re expanding out into now.” She observes that most homes here were built between the early aughts and mid-2010s, but that construction is ongoing. “They’re continuing to add onto this space. It’s slow burning in terms of construction, which is nice because the different building phases give homebuyers a wide range of houses to choose from,” she notes, adding that she predicts home values here will rise exponentially over the next few years. It appears Van Gogh was right: this wheat’s worth now and later isn’t insignificant.
Wheatland’s Traditional, Dallas-style homes are priced between $180,000 and $390,000. Right now, they’re fairly evenly distributed across the spectrum, with almost the same number of homes hovering around the $200,000 mark as there are at the $350,000 mark. But Laird notes: “As the city moves this way and new construction keeps cropping up, we expect to see more homes on the upper end of the scale.” For a typical three-bedroom, two-bathroom Dallas-style brick home built in the early 2010s, featuring an attached two-car garage, wood-burning fireplace and a spacious, cedar privacy-fenced backyard, you can expect to pay close to $250,000. For a new construction Traditional-style home, with another bedroom and bathroom, two living rooms, oversized marble tile flooring across the first floor living spaces and natural wood crown molding throughout, the sale price will be nearer the $390,000 mark.
Wheatland students attend schools in two districts, depending on their addresses, so make sure to check the boundary maps ahead of registration time. For the most part, students in the northern half of the neighborhood go to Western Heights schools, while students in the southern half go to Mustang schools. Between preschool and 12th grade, a Western Heights student would attend Winds West Elementary, Bridgestone Intermediate, Western Heights Middle and finally Western Heights High School. Conversely, Mustang students would go to Prairie View Elementary, Horizon Intermediate, Mustang Middle and Mustang High between preschool and 12th grade. In 2023, the four Western Heights schools all earned C grades from Niche. That same year, Prairie View Elementary and Horizon Intermediate earned A-minus grades and Mustang Middle and High earned B-plus grades.
Sprawled over nearly 8,000 acres of Wheatland’s southeastern half, is the Will Rogers World Airport. Per Laird: “The nice thing about this area is that with the airport right there, there are a lot of good restaurants close by, good places for people to sit down and have a nice meal.” She adds: “There are also a lot of hotels nearby, too, having the airport there really attracts that kind of development.” Laird notes that one of her family’s favorite eateries is off Meridian Avenue north of the airport, just 5 miles from the farthest home in the neighborhood. “Charleston’s is great, we eat there probably every other week because it’s so good,” she gushes, adding that it’s impossible to pick just one dish from the restaurant’s Southwestern fare-style menu to recommend. “It’s all delicious, you can’t order wrong there,” she gushes. For their everyday groceries, many residents visit the Walmart Supercenter or Crest Foods on 104th Street across Interstate 44 about 5 miles east. “It’s not walkable, which is a theme here in Oklahoma City,” says Laird. “But it really is convenient, it’s just a short drive to all sorts of things, from the airport to dining to shopping.”
From its increasing number of new construction homes to its proximity to the airport, Wheatland’s popularity certainly seems poised to continue skyrocketing.
