In the center of Fairlawn, Lycoming Creek Road follows the same general path as Williamson Road, a trail blazed in the 1790s through the Pennsylvania wilderness to New York. That trail has been replaced with a two-lane asphalt road, and the closest signs of wilderness are the mountains visible in the distance. Still, there is a rugged spirit to this small community 3 miles outside Williamsport, as farms, factories and even a lumber yard line Lycoming Creek Road. It’s a community of blue-collar families, says Bill Bota, a member of Fairlawn Community Church. There’s not much to Fairlawn besides homes and industrial businesses, but roadways and a bike trail keep it connected to more populated communities to the south, as Williamson Road did more than 200 years ago.
Fairlawn has a large section of industrial businesses that many jobs for residents.
Heshbon Park has plenty of amenities for all to enjoy.

A stop on the Lycoming Creek Bikeway
Two soccer fields cover most of Metzger Park, which hosts games for Central Penn Youth Soccer League. The Lycoming Creek Bikeway passes through Fairlawn, and pedestrians and cyclists can take the 5-mile paved trail north to Hepburnville or south to Williamsport. The bikeway also connects Fairlawn to Heshbon Park, located a mile south of the neighborhood. It features a large playground, along with tennis courts and more soccer fields. Lycoming Creek Bikeway is named for the creek that winds through Fairlawn. The state stocks the waterway with trout annually, making it a go-to fishing spot. Metzger Park is one of the only places with public access to the creek.

Living between two creeks
Streets jutting from Lycoming Creek Road are lined with small midcentury homes, particularly minimal traditional houses and ranch-style homes. There are also a few mobile-home communities. Houses are spread farther out compared to areas in or near Williamsport, but the median lot size is still less than a third of an acre. Prices are on the low end for the Williamsport region, typically ranging from the low $100,000s to about $200,000. Fairlawn sits between Lycoming Creek and Beautys Run, with flood zones covering the entire community, so homebuyers should be aware that mortgage lenders may require them to have flood insurance for their properties. Flooding may be a concern, but crime generally isn’t; Fairlawn’s CAP Index crime score is a 1 out of 10, lower than the U.S. average of 4.

Community gatherings at Fairlawn Community Church
A thin spire rises from a hill west of the community, where Fairlawn Community Church has met since the ‘90s. The church invites parishioners and members of the community to a couple of free annual events. In August, it collaborates with local police and first responders to host National Night Out, a cookout with carnival games, inflatables and a backpack giveaway ahead of the start of the school year. In October, the church puts on a night of trunk-or-treating, Bota says. “We advertise to the community that we’re going to have volunteers from the church passing out candy, and we have food, bounce houses and games.”
Heading to Garden View for shopping
Trail Inn serves as the community’s spot for drinks, meals and entertainment. Besides an American cuisine menu and a full bar, the restaurant is known for weekly events such as trivia and karaoke. Down the street from Trail Inn, Surplus City Inc.’s selection of overstocked items varies from hardware and craft supplies on one shelf to clothes on the next. In between Trail Inn and Surplus City, Stroehmann Bakeries operates a wholesale bakery that makes loaves of sliced bread. Other industrial employers on or near Lycoming Creek Road include Baillie Lumber Co. and Lemco Tool Corp. Sound data indicates these businesses don't create significant noise for residents. There are more shops and restaurants closer to Williamsport. For example, residents can make shopping runs to Weis Markets grocery store and Dollar General in Garden View, less than 3 miles south of the neighborhood. It’s 5 miles to downtown Williamsport, the region’s restaurant and brewery hub. The city is also the location of the nearest hospital: UPMC Williamsport.
For quick errands, head to the Dollar General just outside of Fairlawn.

Hepburn-Lycoming Primary named a Blue Ribbon School
Before fourth grade, kids can go to Hepburn-Lycoming Primary School, located across Lycoming Creek from Fairlawn. Earning a B-plus from Niche, Hepburn-Lycoming Primary in 2022 was named a National Blue Ribbon School, the top honor given out by the U.S. Department of Education. Students may go to B-rated Lycoming Valley Intermediate School between fourth and sixth grade, advancing to Williamsport Area Middle School, which scores a B-minus. Williamsport Area High School gets a B-plus; teens at the school can join the Students Occupationally and Academically Ready program to earn credits in fields such as accounting, culinary arts and precision machining. Those credits can be applied to college degrees or career certificates.
The student to teacher ratio at Williamsport Area Middle School is 13 to 1.

Getting to Williamsport, Muncy
Many houses are close enough to businesses along Lycoming Creek Road for residents to walk to them. However, a lack of sidewalks and crosswalks makes that difficult. Cars are necessary to leave the community. U.S. Route 15 extends to Williamsport; from there, it’s a 10-mile drive on Interstate 180 to a cluster of big-box stores in Muncy, including Target, Sam’s Club and Tractor Supply Co. River Valley Transit Authority discontinued bus service to Fairlawn in 2024, eliminating public transportation options. Williamsport Regional Airport, located about 10 miles away in Montoursville, offers direct flights to Washington Dulles International Airport.
Residents in Fairlawn will have easy access to Route 15 which takes you right into Williamsport.
If you need a ride, River Valley Transit buses have several stops in Fairlawn.
