Olive Hill is a small town surrounded by hills and state parks
Olive Hill’s somewhat remote location in the hilly Kentucky countryside attracts nature lovers and those looking for open space. “The majority of buyers are looking for country acreage and privacy,” says JD Rayburn, a real estate agent and co-owner of Scenic Hills Realty who grew up in the area. However, the rural character allows for lower taxes than cities with more infrastructure. “Carter County has some of the lowest property taxes in Kentucky,” Rayburn says. The small town, centered on U.S. Route 60, is supported by local businesses and community organizations like the Olive Hill Center for the Arts & Heritage. The surrounding region is home to several state parks, which provide space for things like camping and fishing.
Mostly ranch-style homes with opportunities for acreage
Ranch-style homes and cottages mostly date to the mid- to late-1900s, typically featuring minimalist vinyl siding and spacious grassy lots, though some custom properties have rustic wood or stone exteriors. Near the town’s core, parcels start at a quarter-acre, while homes with multiacre lots and small hobby farms are farther out in the forested countryside. Home prices often depend on lot size and the home’s condition, ranging from $50,000 to $420,000. Since this is a more remote area, homebuyers are encouraged to check for things like internet connectivity before finalizing. “About 98% of homes have internet, but you’ll want to make sure before you purchase,” Rayburn says. “Ninety-eight percent are also on city water, which is nice.”
Low-lying areas and homes along creeks may be at risk of flooding during heavy rainfall, and highly forested land around the community’s outskirts may be at higher risk of wildfires. Some mortgage lenders may require insurance for at-risk properties, and the Olive Hill Fire Department serves the community.
Playgrounds and a pool in town, state parks in the wider region
Olive Hill City Park has playground equipment and a swingset next to the Olive Hill City Pool, which operates in the summer and includes a splash pad. American Legion Post 138 Park is a point of pride for many residents, featuring a veteran’s memorial honoring those lost in the Vietnam War. Less than 10 miles away, locals can visit Carter Caves State Resort Park to explore the Horn Hollow Cave System or see one of the park's other geological formations. The park is also popular among birdwatchers and hikers, and anglers can fish in Smoky Valley Lake. Grayson Lake State Park, about 20 miles away, is a hub for boating and camping, and also includes the 18-hole Hidden Cove Golf Course, which is open to the public.
Several local public schools score a B-minus from Niche
Olive Hill Elementary, West Carter Middle and West Carter High all earn a B-minus from Niche. Starting in middle school, students can join seasonal sports teams, including archery, cross country and football. West Carter High offers agriculture, construction and welding pathways, as well as after-school programs like Future Farmers of America and mock trial.
Restaurants and shops are found along the highway
Restaurants and local businesses are found along Route 60, including casual spots like Tyler’s Pizza. Walker’s Restaurant is a mainstay in the community, serving classic American fare and comfort food. Locals can shop for groceries at Save A Lot.
Close to Route 60 and Interstate 64
Olive Hill is located on Route 60, about 15 miles from Grayson, 20 miles from Morehead and 40 miles from Ashland. Interstate 64 borders Olive Hill on the north side, leading about 85 miles to Lexington. University of Kentucky Saint Claire is the nearest hospital, about 20 miles away. Blue Grass Airport is about 90 miles away in Lexington.
The annual Shriners Bluegrass Festival is held in June
The Carter County Shrine Club, a local nonprofit and social group, organizes the annual Shriners Bluegrass Festival every June. The music festival spans three days with various bluegrass musicians and food vendors. Attendees also have the option to rent a camping plot to stay overnight. Olive Hill Center for the Arts & Heritage puts on community theatre productions and art classes.
