Carlyon-North is an unassuming, mostly residential neighborhood located just south of downtown Olympia and the Washington State Capitol Campus. The neighborhood is close to shopping, large outdoor areas and highly rated schools, and less than a mile from Interstate 5, which all help make the neighborhood one of the more comfortable and convenient landing spots in Olympia. “It’s not necessarily a neighborhood that pops out at you,” says Realtor Robert Elvin of eXp Realty. “But it’s pretty close to everything, the houses are nice and the schools are good. I mean, what else can you ask for?”

The neighborhood was first developed in the 1940s and 50s, as Olympia’s footprint expanded south away from Puget Sound. Consequently, most homes in Carlyon-North feature midcentury layouts and architectural stylings. Ranch-style homes dominate the neighborhood, with a few split-level and two-story homes scattered around. While streets and yards are carefully gridded throughout the area, the neighborhood’s planners made sure to preserve a number of towering pines in front and backyards, giving the area a distinct Pacific Northwest vibe. Homes in the neighborhood generally sell for between $400,000 and $650,000. The neighborhood has a CAP crime index score of 2 out of 10, significantly below the national average of 4 out of 10.

All three of the local public schools, Pioneer Elementary, Washington Middle School and Olympia High, have an A rating on Niche, as does the Olympia School District as a whole. Nearby Tumwater Historical Park
There isn’t much in the way of green space with Carlyon-North itself. However, the neighborhood is just a short drive from a couple of the most popular parks in Olympia. Immediately north of the neighborhood, Watershed Park is a 153-acre forested area with trails that wind through the woods and alongside a small creek. To the west, Tumwater Historical Park and Brewery Park at Tumwater Falls offer a variety of recreational opportunities along the Deschutes River, from riverside trails to playgrounds and athletic fields to salmon run viewing at the falls.

Getting around Olympia
Capitol Boulevard connects Carlyon-North to downtown Olympia and the Washington State Capitol Campus to the north, and to central Tumwater to the south. Buses run by Intercity Transit regularly pass along the road, offering simple and direct connections to either location. Interstate 5 runs alongside much of Capitol Boulevard, providing easy access to the Greater Olympia Area, as well as routes to Tacoma, Portland and Seattle. It’s just over 50 miles from the neighborhood to Seattle-Tacoma International Airport, the nearest airport serving the area.
