Tree-lined neighborhood in central Olympia
Known for its quiet, tree-lined streets and mid-20th-century charm, Wildwood appeals to residents looking for a suburban lifestyle close to downtown Olympia. Just across the interstate from the city’s historic South Capitol neighborhood, Wildwood is surrounded on three sides by old-growth forest that extends into nearby Watershed Park. This woodsy neighborhood is actually just a stone’s throw from downtown Olympia, the beating heart of the area’s arts, entertainment and dining scenes. “It’s its own little space,” says local Realtor and longtime South Sound resident Rebecca Champagne-Bingaman of Castle Realty. “You’re close to downtown—and even closer to Vic’s Pizza, which is kind of an institution—but at the same time, Wildwood is sort of a self-contained community, so people can really feel connected to each other.”
Wildwood has a CAP Index Crime score of 2 out of 10, well below the national average.

Midcentury homes backing up to woods in Watershed Park
The neighborhood was first developed in the 1930s, following the post-prohibition reopening of the historic Olympia Brewery just south of the neighborhood. Wildwood’s streets are lined with an eclectic assortment of cottages, Craftsman bungalows and midcentury ranch-style homes, most of which are framed by towering trees that dominate the neighborhood skyline. “It’s really cool how tucked away it is,” Champagne-Bingaman says. “A lot of homes here back up into the woods, which is hard to find this close to downtown.” Many homes feature original details like hardwood floors and brick fireplaces, though many have also been thoroughly renovated. Home sizes typically range from 1,000 to 2,000 square feet, and the mature landscaping seen throughout the neighborhood adds to its established feel.
