"There is a lot of outdoor activity that takes place around there — you can go to the lake and kayak or ice fish." Two recreational lakes are within 5 miles, and the hum of downtown Omaha is less than 20 miles away. Highly rated schools, along with neighborhood shopping and dining options, attract homebuyers to the community.

Cul-de-sacs and curved roads reduce traffic and maintain a family-friendly atmosphere in Black Elk Park. Tidy lawns are capped by sidewalks with driveways leading to attached garages. "It's manicured and clean. The mature trees just give it that cozy feeling when you drive through," Ciochon says. Traditional two-story and ranch-style properties mix here, some featuring Colonial Revival or contemporary Craftsman influences. Home prices range from around $300,000 to $530,000, depending on their size, condition and build year. The neighborhood's CAP Index Crime Score is 1 out of 10, lower than the national average of 4.

A strong educational start through Millard Public Schools

Students attend Millard Public Schools, which Niche ranks as the second-best school district in the state. Black Elk Elementary School scores an A-minus from Niche, while Harry Anderson Middle and Millard South High have B-plus ratings. The district's career academies allow students to earn college credits while in high school and receive career training.

Playing and walking at local parks, days on Zorinsky Lake

At the neighborhood park, kids dig their toes into the sand around the playground and ride the teeter-totter. Beyond the playground are baseball fields and trails. One trail passes through a grove of trees, providing a peaceful, wooded route. Millard Park is just south with more playground equipment, soccer fields and trails that wind alongside South Papillion Creek. Chalco Hills Recreation Area, around 5 miles south, surrounds Wehrspann Lake with fishing docks and a boat ramp and a popular sledding hill during the winter. Zorinsky Lake Park is even closer to the community for more fun by the water.

No shortage of places to shop and dine outside the community

While Black Elk Park is primarily residential, the neighborhood offers some commercial options. In the western corner, there’s a shopping center with Walmart Neighborhood Market and a few eateries, including El Alambre Mexican Food. Just beyond that are more spots, including Runza Restaurant, Pickleman's Gourmet Cafe for sandwiches, fro-yo at Yoyo Berri and Sip and Spice for Thai food. Shops of Legacy, an upscale outdoor shopping center, is one of the most popular destinations and is less than 3 miles away. "It has boutique shops, coffee shops and higher-end restaurants," Ciochon says. "Dante's has unique twists on Italian food, and they change their menus regularly, so it's always very unique and flavorful."

Neighborhood sees wind concerns more than tornado risks

Tornadoes are a reality in Omaha, but haven't been a huge problem in this neighborhood, according to Ciochon. "Last year, it didn't touch down there, but the wind created some issues with trees, but nothing too crazy."

Getting around the city with easy access to highways

Eppley Airfield, a major airport, is roughly 20 miles from the neighborhood. For health care, CHI Health Lakeside is less than 4 miles away. Interstate 80 offers convenience and connects to downtown Omaha. "Traffic is pretty busy. It runs up right next to 168th Street," Ciochon says. "But they've recently widened that street to accommodate [travelers]."
