Dahlman borders the Old Market just south of Downtown Omaha, putting residents a beat away from the heart of the city. The neighborhood is named for James Charles Dahlman, who served as mayor of Omaha for about 20 years in the early 1900s. Many homes date to this time period, and sale prices often land well below the citywide median. While Omaha is known as a car-dependent city, walkable streets and bike infrastructure make it possible to get around without a car here.
Older homes sell at comparatively low prices in Dahlman
Most houses in Dahlman date to the neighborhood’s early growth years in the late 1800s and early 1900s. Cottages, bungalows and Nationals sit close together on the residential streets. As for the condition of the homes, “it’s a hodgepodge,” according to Kaylene Heck, Realtor with Realty One Group since 2020. “If someone buys a place to live in, they fix it up, and there are several Airbnbs. So there are more positive ones than negative ones, and sometimes the negative ones are owned by seniors who just can’t keep them up anymore. So they’re outdated, not necessarily bad.”
The terrain is slightly hilly, and some homes are set atop small knolls with short flights of stairs leading to front stoops. In these areas, a lot of people park on the street, but it’s possible to find a house with a driveway. The neighborhood’s median home sale price of around $155,000 is roughly half the citywide median. Properties generally sell from the lower $100,000s to the lower $200,000s.

A walkable neighborhood with bus and bike access
Dahlman is about 2 miles south of downtown Omaha and a mile from the historic Old Market. Sidewalks make it possible to reach these destinations on foot. Additionally, there’s a Heartland Bike Share station nearby, and a long stretch of South 16th Street has dedicated bike lanes. If you’d rather not walk or bike, Omaha Metro bus routes serve the area. Driving is also an option; the trip downtown usually takes around 10 minutes.

Where Dahlman students can attend school
The neighborhood is part of Omaha Public Schools. Pine Elementary School opened in 2022 on the former site of Grace University, placing it within walking distance of many neighborhood homes. Older students can attend Central High, an International Baccalaureate World School that offers Advanced Placement and Dual Enrollment courses. Nearby private options include Mercy High, an all-girls Catholic school that receives an A from Niche.
Outdoor recreation ranges from playgrounds to skate parks
In addition to being highly walkable, the area has several green spaces that make it easy to stay active. Dahlman Park features a playground, walking paths and courts for volleyball, basketball and tennis. At James F. Lynch Park, visitors can organize a baseball game or practice tricks at the skate park. And Omaha’s Henry Doorly Zoo and Aquarium, one of the city’s premier recreational spots, is only about a mile away. The zoo is home to habitats that include a massive desert dome and one of the largest indoor rainforests in the world.

New development is underway with the addition of Little Bo Village
Little Bo Village, a $40 million multiuse project, is taking shape around the intersection of South 13th and William. Developers anticipate that the village will add roughly 160 new residences, along with retailers, restaurants and amenities like a swimming pool and pickleball courts.
