Leavenworth has single-family homes near Downtown Omaha
Leavenworth is a residential neighborhood west of Downtown Omaha. Most people in the neighborhood rent, and apartments dominate the property mix, but single-family homes are also available — a rarity this close to downtown. Cultural attractions include the Omaha Children’s Museum and the Omaha VA Medical Center on the southern side. Major employers like the University of Nebraska Medical Center (UNMC) and Creighton University are close by, and Interstate 480 runs through the neighborhood.
Historic homes add character to an apartment-heavy area
Some houses date to the late 1800s, and most are in good shape. “Some of those areas have only one-car garages, and the garages are smaller,” says Camilla Knapp, a real estate agent with Keller Williams who has 12 years of local experience. “My husband has an F-150, and not even the extended box, and he cannot park in a lot of the garages . . . If a person is buying in that area, I would make sure that I have put my eyeballs on the garage.” Plenty of houses don’t have garages at all, and some don’t even have driveways, so a lot of people park on the street. You might also want to double-check stuff like how old the roof is and whether there have been any issues with the foundation. Also, traffic noise can affect the houses near the interstate.

Housing styles and price ranges for Leavenworth
Leavenworth’s median home price of $280,000 is $15,000 less than Omaha’s median, and properties typically sell within about 30 days, which is significantly faster than the national average of 53. Housing styles are eclectic; this isn’t a cookie-cutter neighborhood where every place looks alike. Foursquares, bungalows and Nationals from the late 1800s and early 1900s sell in the lower $100,000s to the lower $300,000s, and condos and brick homes with Tudor influences sell in the lower $300,000s to the upper $500,000 range.
Downtown and UNMC are within walking distance, but most people drive
It’s possible to walk 2 miles to Downtown Omaha from Leavenworth, but the walk takes roughly 40 minutes — maybe longer. Most people who live in Omaha drive, and the trip takes about 7 minutes by car. UNMC is less than a mile away, a 20-minute walk or a 2-minute drive. According to Knapp, that’s why the neighborhood is popular with medical professionals. “People don’t want to sit in traffic,” she says. “They need to be on call, so a lot of physicians, when you’re looking at socioeconomics, they would have bought out west, but they can’t live that far away from the hospital. So they might end up more in that area.”
Since I-480 bisects the neighborhood, it’s easy to get to most parts of the city in a hurry. Another thing to keep in mind is that the area is hilly, so even though there are some sidewalks and bike lanes, you have to be reasonably fit to get around on foot or by bike. If you’d rather take the bus, there are plenty of Metro bus stops around, especially on major roads like Leavenworth Street and Park Avenue.
