Montclair West sits in a prime west Omaha location

Many Omaha homebuyers come to the western side of the city for access to Millard Public Schools, and Montclair West delivers on that score. In fact, the neighborhood is bordered by two of the district’s highly rated schools. However, strong academics aren’t the only draw. Montclair West is home to the Millard Branch of the Omaha Public Library, Kingswood Park, a supermarket and several restaurants, and more shopping and dining options are nearby at Oak View Mall. With everyday essentials close at hand, residents don’t have to travel far for the basics, but West Center Road helps link commuters to Downtown Omaha, about 13 miles east.

Ranch-style and split-level homes sell quickly in Montclair West

Montclair West is primarily residential, populated with a variety of ranch-style and split-level homes. Most were built from the 1960s through the ’80s, and many have been updated over the years with finished basements and renovated kitchens and bathrooms. Lot sizes are modest, often with paved driveways, garages and patches of front lawn. The market is competitive; listings spend an average of just one week on the market. Typical home sale prices range from the lower $200,000s to the upper $300,000s.

Millard Public Schools is a top draw for families

The highly rated Millard Public Schools district serves local students. “The schools are very desirable,” says Sue Ellen Kuhl, a Realtor with Berkshire Hathaway Home Services Ambassador Real Estate who has been selling homes in the area for over 35 years. “That’s really appealing to families.” Students are zoned for the following schools, all of which receive Niche grades of A-minus or above:

  • Cather Elementary, known for its specialized Core Knowledge Academy
  • Millard North Middle, an International Baccalaureate World School
  • Millard North High, ranked by Niche as the No. 1 public high school in Nebraska
The elementary and middle schools are just outside the neighborhood, so some kids might be able to walk or bike to school. Meanwhile, Millard North High is a short drive north.

Montclair West is walkable, but most people commute by car

Sidewalks throughout the neighborhood make it easy to run daily errands on foot. “It all comes down to location, location, location. That’s what sells houses,” Kuhl says. “It’s a very walkable area. You can walk to the park, the library and the shopping center.” Omaha Metro bus routes serve the neighborhood as well, but most people rely on cars for longer commutes. West Center Road is an east-to-west traffic artery that connects to Interstate 680 a short distance away. The drive to downtown Omaha and major Midtown employers like UNMC usually takes 20 to 25 minutes in regular traffic.

Restaurants, retail and a movie theater are within walking distance

The neighborhood is right next to Oak View Mall, and side streets allow residents to walk there while avoiding the traffic on West Center Road. At the mall, you’ll find a wealth of dining, retail and entertainment options, including the B & B Theatres multiplex. Moving away from the mall, nearby restaurants include:

  • Zen Coffee Company West, brewing a selection of morning pick-me-ups
  • Isla Del Mar Restaurante, specializing in coastal cuisine with a Mexican twist
  • Smokin Barrel BBQ, serving savory smoked meats on trays lined with checkered paper
  • Goldberg’s Bar and Grill, known for burgers, beer and Bloody Marys

Local parks, trails and public golf courses invite outdoor fun

Kingswood Park sits in a convenient spot between Cather Elementary and the movie theater. Two baseball fields include dugouts and spectator seating, and the shaded playground appeals to younger visitors. A short drive away, the West Papio Trail follows West Papillion Creek, providing miles of paved pathways for walkers, runners and cyclists. Westwood Golf Course, a public nine-hole course, is also close by.

Comparing Montclair West to nearby west Omaha neighborhoods

If you’d like to be closer to the golf course, consider expanding your home search to Westwood Heights. The neighborhood sits just east of Montclair West and features similar houses at comparable prices. By contrast, homes in nearby Royalwood Estates are usually more expensive, but many offer more square footage and generous lot sizes ranging from one-quarter to one-third of an acre. However, those areas don’t guarantee access to Millard Public Schools. If that’s a priority, you might check out neighborhoods like Harvey Oaks and Piedmont Wycliffe, which sit firmly within the MPS boundaries.
