Prairie Lane sits about 12 miles west of Downtown Omaha, with interstates 80 and 680 riding its eastern edge. The highways make for smooth commuting, but that’s just one of the perks of living here. The highly rated Prairie Lane Elementary School is in the heart of the neighborhood, and walkable streets and a nearby shopping center help seal the deal. Home prices are relatively low for this area, too.

Most ranch-style and split-level homes were built in the 1960s
Ranch-style and split-level homes line the shaded streets in Prairie Lane. Most construction took place in the 1960s as Omaha expanded west. “Everything out west is a variation of age and the same builds,” says Milt Schneider, an associate broker with Northeast Realty who has over 10 years of local experience. “And those homes will be older, so there might be a little dry rot on some of the things . . . nothing dire.”

Home prices are low compared to surrounding neighborhoods
Single-family homes make up the bulk of the neighborhood’s property blend, with a few apartment complexes in the mix. The median sale price of $323,000 is slightly higher than the citywide median but much lower than the median for nearby neighborhoods like Bel Air/Leawood, Oakdale and Skylark-Cryer. Home prices start in the mid-$200,000s and climb to the lower $400,000s, and the Prairie Lane subdivision doesn’t charge HOA fees. Properties usually sell after 17 days on the market, much faster than the national average of 54 days.
Westside Community Schools receive high ratings
Many families move to the neighborhood for the highly rated Westside Community Schools district. “Schools would be the big attraction there,” Scheider says. Prairie Lane Elementary is within walking distance of most houses, especially the ones south of West Center Road. The Prairie Lane Community Club hosts monthly meetings where parents, staff and community members can discuss ways to support the students and faculty. Mary Our Queen School, a highly rated private Catholic school, is also in the neighborhood.

The neighborhood is walkable, but you’ll need a car to get downtown
Metro transit buses stop in the neighborhood, but the bus ride downtown can take almost an hour, and most people in Omaha get around by car. The drive downtown should only take 10 to 15 minutes. Sidewalks make it easy to walk to the elementary school and nearby parks, and while there are no dedicated bike lanes, through traffic is minimal. “Omaha’s not a big bike city,” Schneider says, “but kids ride their bikes to school.”
Most houses aren’t affected by noise from the interstate
Having the interstates right at your doorstep is convenient for commuting, but it can also be noisy. Fortunately, most houses are well away from the high traffic areas. “It’s not too bad, because the houses are offset a bit,” Scheider says. “Really, you’d have to be right backed up to the freeway. When you’re in the house, you don’t hear it.”

Prairie Lane Park is next to the elementary school, with pickleball courts, a baseball field, a playground and walking paths. You’ll need a membership to enjoy the facilities at Prairie Lane Pool, which offers swimming lessons and private rentals. Medical care is available at CHI Health Lakeside, about 10 minutes away.

Comparing Prairie Lane to nearby neighborhoods
If you have young kids who’ll be attending Prairie Lane Elementary for the next several years, this neighborhood is a solid option, but it’s not the only one. Here’s a snapshot of what the pricier surrounding neighborhoods have to offer:
