The neighborhood’s median home sale price is around $265,000, slightly below the citywide median. “It’s a great neighborhood for first-time buyers,” says Jenne Vandeveer, a Realtor with Keller Williams who’s been in the market for over a decade. “Most homes are midcentury designed, and you get a decent-sized lot.” Single-family homes usually sell from the lower $200,000s to the mid-$400,000s, while sales for multiunit investment properties typically range from the lower $500,000s to the upper $700,000s. Listings don’t linger long on the market, selling in 12 days on average.

Interstate 80 helps commuters reach major employers
Sidewalks are convenient for local errands or walking the dog, but you’ll probably need a car for commuting. Although several Omaha Metro bus routes serve the neighborhood, most people drive. Fortunately, access to Interstate 80 makes it easy to get around the city. Downtown Omaha is about 8 miles away, and it’s roughly 4 or 5 miles to the business centers in Midtown Crossing and major employers like UNMC. You should be able to reach the downtown and Midtown districts in around 15 to 20 minutes, depending on traffic. If you work in health care, CHI Health Creighton University Medical Center-Bergan Mercy is just north of the neighborhood and might be within walking or biking distance, depending on your address.

Although living in Westgate has its advantages, nearby neighborhoods have plenty to offer as well. Loveland lies to the north on old farmland that now features a diverse blend of homes on large leafy lots. On the other side of Westgate Plaza, the Westside neighborhood is home to the district’s middle and high schools, and residents enjoy access to Towl Park on Big Papillion Creek. However, median home sale prices are higher in those neighborhoods, particularly in Westside, where buyers often pay a premium for larger homes and proximity to the schools.
