Slower growth expected to accelerate in Yates Crossing
Nestled in a fast-growing region of West Virginia, Yates Crossing hasn't quite accelerated with growth like its neighbors Huntington and Milton have — It's changed a little over the years, but not much. Yet all signs point to it being "up next" in the trend of transitioning communities along Interstate 64. It already has newer homes and some of the region's best school options, meanwhile, highway improvements are making it easier to get to commercial areas nearby. "Cabell County is growing. I don't know if it's growing at the same speed that Putnam County is necessarily," says Chuck Boggs III, a Realtor and appraiser for Valley View Properties. "With all the investments going on along there, that's definitely moving this direction down the I-64 corridor."

Established homes aplenty with newer builds trickling in
Housing in Yates Crossing includes three distinct categories. Established homes from the 20th century are the most plentiful option. Quite a few residential pockets consist of split-levels and ranch-style homes, which typically sell for between $150,000 and $300,000. The next category is manufactured homes, of which there aren't many for sale. But a few communities have seen single- and double-wide homes sell for between $4,000 and $15,000. And then there's the new stuff, which is becoming increasingly common. "Give it time, because it will continue to expand," says Realtor Lisa Eden of Old Colony Realtors. Small suburban subdivisions like Saddlebrook have brought a variety of new traditional homes to Yates Crossing since the early 2000s, often for a sale price between $400,000 and $500,000.

Top-tier school options in Cabell County and statewide
Students are zoned to begin school at Ona Elementary, which has a B-plus Niche rating. Milton Middle School, rated A-minus, is a top ten public middle school in West Virginia. Its statewide distinction is achieved by its teaching staff and high-achieving academics, which is partly the result of small class sizes. Cabell Midland High School, rated B, is the final step for most students, especially athletes, who are enticed by the high school's many state championship-winning teams. However, the state legislature has passed recent laws making it easier for high schoolers to choose where they attend. The results of this change have been most noticeable in Cabell County, where nearly 1,000 students took part in the opportunity during the 2023-24 school year.

Widened lanes on Interstate 64 are bringing in more commuters
Interstate 64 connects Yates Crossing with the rest of the region. The caveat is there are no access ramps within the community. Residents must drive a few miles east or west to get on I-64. Despite this, I-64 has received dozens of upgrades over the last few years. However, this has created a temporary and mild increase in traffic slowdowns, which could persist as the corridor continues growing rapidly. "They just widened a lot of it and fixed the Kanawha River Bridge. So, I would say we're definitely seeing more traffic," says Boggs III.
Little League games and backyard pool parties
The Ona Little League Complex's five ball diamonds make it the primary place where Little League baseball teams from across the area come to play and practice. Aside from that, there aren't many more recreational amenities. However, there are several campgrounds around Yates Crossing, and many single-family homes maintain a backyard in-ground pool. Some communities of manufactured homes maintain their own private amenities, such as Blue Spruce, which has a playground and community center with pool tables and meeting rooms.

Local RC clubs and church picnics, plus festivals nearby
Residents have no shortage of ways to socialize with neighbors. Amateur and semipro stock car races at the Ona Speedway and Airpark are a popular weekend pastime. Several other community organizations also use the space for meetings and meetups, like the Ona RC Club, which meets there to fly miniature planes. Churches are also an important part of the community fabric, whether it be for regular services or special events like parish picnics and youth mission trips. And if all that is not enough, many large-scale community events are a short drive east in Milton, like the West Virginia Pumpkin Festival.

East trips to big-box and local shopping
Yates Crossing has marginally more commercial activity than its western neighbor, Ona, but not by much. U.S. Highway 60 is home to a few chain and locally owned businesses, including several garden supply and hardware stores. Residents head that way after work to throw darts, shoot pool and recharge with a frosty beer from small-town bars like O'Casey's Saloon. When looking for groceries or weekend excursions, residents can easily make a trip west to the dozens of chain restaurants and big box retailers at the Huntington Mall. Meanwhile, Milton's small main street downtown east of Yates Crossing is a popular hangout due to its restaurants, antique malls and clothing boutiques, plus a Food Fair for pantry replenishment.

Low crime, but with interstate and freight train noise
The Mud River snakes around Yates Crossing, leaving some flood zones along its course. Much of the area sits at a higher elevation, reducing the risk of flooding in most, but not all residential sections. Winter weather is the most routine hazard, but the county maintains its own plows for snow removal. Excessive noise can also be a factor to consider with homes placed near I-64 and the train tracks passing through Yates Crossing.
Like many communities nearby, crime is fairly infrequent in Yates Crossing. The community has a CAP Index Score of 2, half the national average.
