Why residents enjoy living in Lillian
The community of Lillian, Alabama, offers homes overlooking Perdido Bay and access to Pensacola. Naval Air Station Pensacola is about 15 miles away, making it desirable for military families and retirees. The Gulf Coast is even closer, so residents can get out on the water within minutes, especially with Lillian's public boat ramp located downtown. Most importantly, the community of just under 2,000 residents is growing rapidly, with buyers flocking to the area for its location, schools and coastal lifestyle.
Popular parks and nature trails near Lillian and Perdido Bay
Lillian is known for its access to the water, with spots like Lillian Public Beach and Barclay Beach providing space for residents to relax, swim and fish. Residents can take their boat out onto the bay from the Lillian Boat Launch. Perdido Bay Park began as simple walking trails, but in 2025, it began undergoing a $2 million renovation to expand and add a viewing platform and a gazebo. Lillian Recreational Park has athletic fields, a playground and an adjacent dog park. According to Realtor and 23-year Lillian resident Kim Warner with Warner Realty, the park is a community hub. "They do Trunk or Treat, Easter egg hunts, a Christmas in the Park celebration, farmers market and live music--and it's all free," she says.
There are primitive walking trails at Lillian Swamp Complex Nature Reserve, winding through grassy marshes and pine forest. The emerald waters and snow-white beaches of the Gulf Coast are only about 10 miles away. As Realtor and Lillian resident Rebecca Pangallo with Coldwell Banker Coastal Realty says, "[The beach] is only about 15 minutes away on a good day."
What styles and price ranges you'll find in Lillian
Lillian offers a wide range of housing, from manufactured homes and ranch-style houses to enclaves of New Traditional residences and upscale waterfront homes with private docks overlooking Perdido Bay. Most houses in Lillian are priced between the mid-to-high $100,000s and low $300,000s. Luxury homes are higher, ranging from the mid-$600,000s to the low $1 million. Homes here are selling quickly, according to Warner. "We're probably the fastest-selling market from Pensacola to Foley," she says. "It's grown massively in the last 10 years...The housing market is excellent, and there's a lot of turnover, so there's always someone buying here."
Which schools serve families living in Lillian
The top-performing Baldwin County Public Schools serve Lillian students. "The schools are a big draw," Warner says. "We have a lot of people moving here to raise their families because of the school system." There are no schools located directly in the town, but students are zoned to highly rated Elberta Elementary School, Elberta Middle School and well-rated Elberta High School. There are faith-based private schools nearby, including:
Snook Christian Academy, which serves pre-kindergarten through grade 12.

Where to dine and shop in Lillian
Lillian has a modest yet growing town center with a few small businesses, a bait-and-tackle shop, a Dollar General, and local haunts. Popular eateries include Johnny B's Front Porch, a casual bar and grill with live music and a warm, welcoming vibe. Another option is R'Reileigh's Daybreak Cafe, a local favorite for breakfast and brunch. Eating fresh, locally sourced food is also big here. "I like to say Lillian is where farmers meet fishermen; we get our meat straight from the farm and seafood right from the bay," Warner says.
Why Lillian's location works for shopping, commuting and traveling
The community is on the Alabama-Florida state line on U.S. Highway 98, which runs west to the Mobile area and east to Pensacola. Residents are car-dependent, and many go across the Perdido Bay Bridge to Pensacola for more dining, retail and entertainment. The city is about 15 miles away, with restaurants, medical services and big-box retail off Interstate 90, as well as locally owned spots downtown. Military families are about 15 miles from the Navy Exchange, Commissary and Naval Hospital Pensacola. Pensacola International Airport is 20 miles away.
