A cozy suburban community in Oregon City
About 15 miles south of Portland, Oregon City is a small city with a lot of history. It was the first incorporated city west of the Rocky Mountains, the first capital of Oregon and the last wagon stop on the Oregon Trail. Today, it’s a scenic Portland suburb, one often moved to for its relatively lower cost and family- and community-oriented way of living. "The area has a small town feel, but it’s definitely not a small town,” says Realtor Austin Hunt, a native Oregonian who’s spent his entire life in the Portland metro area. Here, homebuyers can find the neighborhood of Hillendale, a cozy suburban community anchored by Hilltop Mall and two neighborhood parks, where the housing stock best suits growing families.
Housing fit for growing families
Housing in Hillendale is primarily single-family, with a charming collection of ranch-style homes, bungalows and new traditional-style homes sitting back on tree-lined lots. Many have front-facing single or double garages, and vinyl siding is common. Some homes have small front porches just big enough for a chair or two, so residents can enjoy evenings outside and wave hi to neighbors going on jogs and walking their dogs. The neighborhood also has a decent stock of manufactured homes; some belong to communities with amenities like clubhouses, pools and playgrounds. Prices here start around $115,000 for a manufactured home, but most single-family homes tend to fall between $400,000 and $700,000. The median overall cost for a home in Hillendale is around $500,000.
Learning in the Oregon City School District
Students in Hillendale attend schools in the Oregon City School District, starting with Gaffney Lane Elementary School, which received a C-plus rating on the educational review site, Niche. Then, they continue to Gardiner Middle School, which received a C, before graduating from Oregon City High School, which received a B-minus. Oregon City High School offers Advanced Placement courses and Advanced College Credit through Clackamas Community College. Nearby, the private North Clackamas Christian School enrolls preschool through 12th-grade students and received a B-minus rating on Niche. In 2023, NCCS was ranked the third-best private high school in Clackamas County on Niche.
Spending time outside at Hillendale Park and Wesley Lynn Park
Hillendale Park is the neighborhood’s largest public green space, and it has three different play areas, a creek with ducks and a paved trail. Residents also spend time outside at Wesley Lynn Park, a slightly smaller but well-kept family park with baseball and soccer fields, a covered picnic area with grills and a playground.
Local restaurants and shopping at Hilltop Malland Dining
Hillendale residents dine at a variety of neighborhood eateries, like The Wild Hare Saloon, a local bar with live music and full dinner and brunch menus; Abby’s Legendary Pizza, a Pacific Northwest chain with thin-crust and deep-dish options; and Lil Cooperstown Bar & Grill, a casual, locally owned hangout with happy hour specials. “Bugatti’s is a great spot for authentic Italian,” Hunt says of the local restaurant located in Hilltop Mall, the neighborhood retail destination with a movie theater, sit-down and fast-food restaurants and a Safeway.
Getting to Portland from Oregon City
Hillendale is 18 miles south of downtown Portland, or a 30-minute drive without traffic. Public transportation options are available, but bus routes take at least an hour and a half to get downtown. The neighborhood is less than three miles from the nearest hospital, Providence Willamette Falls Medical Center, and 20 miles south of Portland International Airport.
Community events in Oregon City
Oregon City hosts family-friendly community events throughout the year, like movies in the park and a summer concert series. Residents can also get involved in their community through the Oregon City Public Library, which hosts ongoing events like weekly story times, book clubs and meditation and mindfulness classes.
