The College Park residents jogging the neighborhood’s lakeside paths and strolling between shops along Edgewater Drive could be college students or business executives. The Orlando neighborhood’s walkability, proximity to downtown and variety of home sizes and prices draw a wide range of residents. Locals rarely need to leave College Park, which is home to dozens of businesses, from trendy boutiques and fine dining restaurants to pubs and a grocery store.

How much College Park homes cost
Homes with three or fewer bedrooms typically cost between the low $300,000s and the low $600,000s. Larger houses, as well as lakefront properties and homes with more than a quarter-acre of land, often sell from the low $600,000s to about $3 million. However, prices are more likely to be on the higher end of the range, says Jen Dollar, broker and owner of Folio Real Estate. “If you’re going to get a decent home that doesn’t need a lot of work, you’re looking at $700,000 [or more].” Home prices vary widely due to the neighborhood’s mixture of homes, which range from compact bungalows to contemporary homes with large windows and boxy designs. The variety of home styles and prices reflects the mix of people who call College Park home. “You have families, executives, single people and college students,” says Dollar, who specializes in College Park real estate.

Orange County Public Schools serves the neighborhood, and many students are zoned for top-rated Princeton Elementary School. Residents also live near two of Orlando’s top-rated private schools: Bishop Moore Catholic High School and Lake Highland Preparatory School, a school for prekindergarten through 12th grade. Lake Highland Preparatory School teaches robotics, game design, 3D printing and more at the Porter Family Center for Innovation & Academics on its campus. “You have people relocating from Windermere and Lake Nona because they want to get closer to the private schools,” Dollar says.
What is there to do in College Park?
Shops, restaurants and cafes line a mile-plus stretch of Edgewater Drive. Businesses along the road include:
• Bijou’s Boutique: A women’s fashion store operating for more than 30 years • Christo’s Cafe: A tiny diner serving large portions of breakfast food • Digress Wine: A wine bar that hosts live music and special tastings • Ollie’s Public House: A casual bar with plenty of beer taps and TVs • Turci Pasta: A high-end Italian restaurant that rolls pasta by hand
Lake Ivanhoe is the biggest of the neighborhood’s lakes. Concrete paths wind along the cypress- and oak-dotted lakeshore, where anglers cast into the water and kayakers set out on the lake. People boat and water ski on the lake too, though the closest boat launch is on the other side of the lake, at Gaston Edwards Park in the Park Lake Highland Neighborhood. Dubsdread Golf Course opened in the 1920s, and members of the public are still welcome to play the 18-hole course on College Park’s north end.

Edgewater Drive hosts festivals and events
Nonprofit College Park Main Street puts on events that contribute to the neighborhood’s trendy reputation. During College Park JazzFest in October, jazz, R&B and rock musicians play from three stages set up along Edgewater Drive. Residents walk down the same street for Drinks Along the Drive, a recurring event where more than 15 businesses set up tables along Edgewater Drive to offer samples of beer, wine and seltzer. Edgewater Drive gets a yuletide makeover in December for Holiday on the Drive, featuring an artisan market and seasonal music.

Sidewalks and bike lanes boost walking and biking in College Park
College Park’s compact layout and abundance of sidewalks make it easy to get around the neighborhood on foot. Edgewater Drive forms a central retail and shopping corridor that’s within a mile walk of most homes. Cyclists can bike along low-traffic side streets and take bike lanes on busier roads, such as Edgewater Drive.

How far is the commute to downtown Orlando?
Interstate 4 and Orange Avenue lead from the neighborhood to the office towers of the Central Business District. Orlando’s city center is between 1 and 5 miles from College Park homes, and the drive may last less than 10 minutes or take up to 20, depending on traffic. “College Park is a great place for a short commute if you work downtown,” says Rochelle Warriner, a Realtor with United Real Estate Preferred.

Very nice but expensive. Two good schools in the area which are Bishop Moore and Edgewater. They have very nice families and the atmosphere is for all ages.

Surprising how low College Park landed on this list. I've lived all over Orlando and moved into College Park in the late 90s and have never left. It truly is the hidden gem of Orlando with its walkable streets, lakes, parks, bars, restaurants shops etc. The addition of the Packing District in the Fall is going to have this are booming. If you are ever looking to move to Orlando, check here first. There is an amazing sense of community and diversity that makes this place so welcoming. My husband and I now own three properties here.
