Dover has a peaceful setting between major highway and commercial area

Dover is a peaceful pocket of midcentury homes between retail-heavy roadways to the south and heavily traveled Florida state Road 408 to the north. This location adds a degree of convenience for residents, who can quickly hop on the highway to drive downtown or spend an evening at the restaurants and bars of the Hourglass District. However, Dover faces minimal disruptions from the commercial and commuter corridors on either side of the Orlando neighborhood. Homes, parks and lakefront dominate the scenery rather than traffic and strip malls.

Small homes on the east side, lakefront estates to the west

Dover is made up of established homes built from the 1950s through the ‘80s, says Rochelle Warriner, a Realtor with United Realty Preferred. “There’s occasional new construction, but it’s rare.” Homes tend to get larger as you move west through the neighborhood. Many of the ranch-style homes and minimal traditional houses on the east end have less than 1,000 square feet of space, whereas on the west side, home styles are similar, but houses are more likely to measure 2,000 square feet or more. Some houses line Lake Arnold and Lake Giles. Condos are also available, particularly near Curry Ford Road and Lake Underhill. Residents on the north end of the neighborhood may hear noise from Florida state Road 408 and Orlando Executive Airport, a hub for corporate flights.

How much homes and condos cost

Turnkey homes usually sell from the lower $200,000s to the upper $500,000s. Large lakefront homes can cost between the lower $700,000s and the mid-$800,000s. Condo prices typically vary from the lower $100,000s to the upper $200,000s. Single-family homeowners don’t have to pay HOA fees, but condo communities typically charge hundreds of dollars in monthly association fees.

Enjoy the outdoors at Lake Underhill, Demetree Park

Lake Underhill Park sits on the shore of Lake Underhill, one of Orlando’s Fab Five lakes that are considered go-to bass fishing destinations. A fishing pier extends onto the lake, while boaters use the ramp to get to spots farther out on the 140-acre lake. At Demetree Park, waterfront boardwalks make good spots for walking and bird-watching. “Demetree Park has changed over the years,” Warriner says. “It used to be all swampland and citrus groves, but when the homes were developed, the city turned Demetree into a three-lake park. Now there are tennis courts and basketball courts, and you can fish in the lakes. It’s just a lovely outdoor atmosphere.” Dover Shores Neighborhood Center hosts before- and after-school programs for children in kindergarten through eighth grade. The neighborhood center also has a swimming pool that’s free for city residents.

Shopping and dining at the Hourglass District, Conway Road

Eateries and grocery stores line Curry Ford Road and Conway Road, which intersect on the south end of Dover. It’s a short drive to Winn-Dixie, Publix and Clemons Produce, the latter of which stocks produce, meats and cheeses from Amish communities. It’s hard to miss the ice cream cone-shaped Twistee Treat, a soft serve chain that started in Florida in the ‘30s.

Curry Ford Road runs through the Hourglass District, a walkable strip of restaurants, bars and more in Lake Como. Head less than a mile outside of Dover to Hourglass District and you can:

  • Meet at the Central Florida Tri Club to train with beginner and experienced triathlon competitors
  • Dine on F&D Woodfired Italian Kitchen’s pizza and pasta
  • Sample dozens of beers and play trivia at Hourglass Brewing
  • Grab a latte at Foxtail Coffee Co., and pick up a bottle of wine from Hourglass Social House, both in the same building

Advanced programs at Roberto Clemente Middle, Boone High

Children can attend Dover Shores Elementary School, followed by Roberto Clemente Middle School. Roberto Clemente Middle offers the International Baccalaureate Middle Years Program, which emphasizes teaching students how to critically evaluate information in a variety of topics, including foreign language, design technology and literature. Students can apply to the program from October to December. At highly rated Boone High School, teens can enroll in the Criminal Justice, Law and Finance Magnet program. Applications open from October to December and again in April.

Driving to the Central Business District, airport and more

Most homes are within walking or biking distance from at least one of the neighborhood’s parks, restaurants or shops. However, most people use cars or buses to travel beyond Dover. Florida state Road 408, one of Orlando’s most-used toll roads, leads directly from Dover to the Central Business District, 5 miles away. “It’s useful for branching off to other parts of Orlando,” Lisa Grey, a broker-owner of Keyseekers Real Estate, says of the 408. Lynx buses that stop along Conway Road take passengers to the Central Business District in about 20 minutes. The distances to other regional destinations include:

  • 7 miles to Orlando International Airport
  • 12 miles to Universal Orlando Resort
  • 18 miles to SeaWorld Orlando
  • 20 miles to Walt Disney World Resort
  • 60 miles to New Smyrna Beach
