Dr. Phillips brings affluence to the edge of Orlando’s tourism scene

In the 1 mile between International Drive and Dr. Phillips, the landscape changes dramatically. The miniature golf courses and souvenir shops of the former give way to gated communities, Mediterranean architecture and sculptural fountains in the latter. Dr. Phillips has a more refined atmosphere than the tourist corridor it borders. The neighborhood’s vast lakefront and easy highway access have made it a desirable place to live for decades. As Dr. Phillips built up, it attracted increasingly affluent residents. Today, its median single-family home price surpasses $900,000.

Gated communities and lakefront homes

Spacious, high-end homes dominate the Dr. Phillips real estate market, says Rochelle Warriner, a Realtor with United Real Estate Preferred. “There are several gated communities, especially along the lake. The price point is definitely going to be higher. Most first-time homebuyers wouldn’t be looking in this area.” Notable neighborhoods include Vizcaya and Phillips Landing; both are gated communities sprawling along the shores of Big Sand Lake, Little Sand Lake and Lake Serene. Some lakefront houses have private boat docks.

Price tags often in the millions of dollars

Homes in the northwest corner of the neighborhood, where there’s no lakefront and properties tend to be smaller, sell from the low $400,000s to the low $500,000s. Prices for three- and four-bedroom homes generally vary from the low $500,000s to the mid-$900,000s. Lakeside homes, as well as houses with five or more bedrooms, often cost $1 million or more. In fact, homes in Dr. Phillips have recently sold for as much as $6.6 million. Most residents pay hundreds of dollars in monthly HOA dues.

Within 15 miles of downtown, airport and theme parks

An on-ramp leads directly to Interstate 4 from Dr. Phillips. Residents live within 15 miles of notable destinations including:

  • Universal Orlando Resort, 3 miles away
  • Walt Disney World Resort, 5 miles away
  • SeaWorld Orlando, 6 miles away
  • Downtown Orlando, 10 miles away
  • Orlando International Airport, 15 miles away
Central Florida’s biggest attractions are just a few miles away, but Dr. Phillips can feel like “a bubble” separate from the region’s bustling tourism scene, says George Stringer, a Coldwell Banker Realty sales associate and neighborhood resident. “It’s bordered on the east by [International] Drive, heavy commercialism, the convention center, [Universal Epic Universe]. It’s bordered by all that concentrated tourism, but the residents in the Dr. Phillips bubble rarely go there, but if they want to venture over there, they can go there.” One reason is Interstate 4, which creates some distance between Dr. Phillips and the tourist attractions to the east.

Restaurants and golf in Dr. Phillips

More than two dozen eateries pack into Restaurant Row, a collection of steakhouses, sushi bars and other high-end establishments on West Sand Lake Road. Along with the restaurant scene, Dr. Phillips is known for its proximity to some of Central Florida’s top-rated golf courses. Golfer Arnold Palmer once owned Bay Hill Club & Lodge, and fellow pro golfer Jack Nicklaus designed the two courses at Grand Cypress Golf. The former is private, while the latter is open to the public. Along the shore of Big Sand Lake, Dr. P. Phillips Community Park stretches over 43 acres. Locals head there for an afternoon at the dog park, a quick hike on the LongHorn Steakhouse Loop trail and games of soccer and basketball.

Dr. Phillips High is known for its performing arts curriculum

Dr. Phillips is part of the Orange County Public Schools district. Students can attend the highly rated Dr. Phillips High School, home to the district’s visual and performing arts magnet program. The school’s alumni include entertainer Wayne Brady, NSYNC singer Joey Fatone and record producer DJ Khaled. “If your child likes to act, sing and dance, that’s the place they want to go,” Warriner says. Just south of the neighborhood, the highly rated private school Crenshaw Academy teaches kindergarten through 12th grade.
