East Park, on the eastern edge of Orlando’s Lake Nona Region, provides solutions for nearly every lifestyle. Young families can appreciate top-notch and state-of-the-art schools. Professionals might choose the neighborhood for its quick commute to Orlando’s bustling business district. Nature and fitness enthusiasts will enjoy parks, lakes and trails within walking distance. Kids might enjoy the prospect of frequent Disney World vacations. Homebuyers in general may be drawn to the more established homes and relative costs in the neighborhood. “It’s a very unique weird area,” says Rustina Gibson, broker/owner at Re/Max Vantage. “If you’re looking at a price point, you’re gonna go to East Park before you go anywhere nearby. Those areas are so much more and the HOAs are so much more.”
Generous mix of townhouses and detached homes
East Park has a generous mix of townhouses, condos and single-family homes, with entire sections dedicated to each. The first homes in the neighborhood were built in 2003 with steady construction through the 2010s. “Prior to 2008, everything was new and many people bought it up. Then 2008 happened,” says David Myers, broker associate at Ziro Realty. The area took some time to recover, but Myers says it’s bounced back with more owners than renters. Townhouses and condos tend to have one-car garages, while two-car garages and brick or concrete driveways can be expected among single-family homes. There are many different home styles here, including modern craftsman, prairie and ranch styles. Many homes take elements from different styles like classical columns and Mediterranean red-tyle roofs. Some two-story homes have fenced balconies or front porches. East Lake and several man-made ponds provide waterfront views in the neighborhood. Sidewalks line each street, and the community development district carefully maintains the grounds. Single-family homes cost $475,000-$600,000 and townhouses and condos cost $300,000-$425,000. Monthly HOA fees for detached houses are under $100 and $150-$300 for townhouses and condos.
Brand new Innovation High School
East Park is part of Orange County Public Schools, which participates in the choice program. Students living here may attend Sun Blaze Elementary School and Innovation Middle School, both of which have A-minus ratings on Niche. Innovation High School, not yet rated by Niche, opened in August 2024 and has over 30 varsity and sub-varsity sports, including girls weightlifting.
Recreation around East Lake
Fittingly, East Park has a central lake, East Lake, which has a few recreation spots along its edges that serve as outposts for East Lake Park. This main park at the lake's southern edge has a play area for children and tennis courts. Pickleball courts can be found just a few hundred feet away. There are picnic grounds and a beach volleyball court on the east side of the lake. Another playground with a dog park is at the end of Lake District Lane. The nearby Lake Nona Golf & Country Club also has a bath and racquet club and a fitness center, among other non-golf amenities.
Sweet Mama's Restaurant for a home-cooked breakfast
The Publix at Cornerstone at Lake Hart is the neighborhood grocery store, but Walmart and Aldi are less than 3 miles away. Sweet Mama’s Restaurant near Publix is a highly-rated comfort food breakfast cafe with home-cooked American classics and vegan options. Mecatos Bakery & Café centers around Colombian coffee and baked goods, with several other locations in the Orlando area. Durian Durian Fusion Thai Cuisine offers its namesake fare and Pan-Asian dishes in a warmly lit casual setting. Six miles away, Lake Nona Region serves as a retail, dining, and recreation hub for all ages.
Convenient to Orlando International Airport
East Park is accessible to the Central Florida GreeneWay toll road, State Road 417, via ramps on the neighborhood's east side. Traveling north leads to State Road 528, or the Martin Andersen Beachline Expressway, which leads eastward to Interstate 95. East Park is less than 10 miles away from Orlando International Airport. The nearest hospital is Orlando Health Randal Park, near the neighborhood’s northern edge. The neighborhood is the future site of AdventHealth Hospital - Lake Nona.
