Lake Mann offers waterfront living without breaking the bank
Lake Mann proves lakefront living isn’t just a perk of Orlando's luxury real estate market. Waterfront homes in this neighborhood just outside of downtown often sell at or below the city’s median price. Houses and yards in Lake Mann are usually small, but that’s supplemented by the community’s waterfront parks and lake access, whether that’s from a backyard or the communal boat ramp. Houses, apartments and a central lake make up most of the neighborhood, but restaurants and a grocery store on Columbia Street add a degree of convenience.
Lake Mann is just a few miles outside of downtown Orlando.

Lakefront homes, renovated houses and new construction
Houses fill much of the Lake Mann shoreline. Some houses come with private docks that enable people to fish or launch a boat. Others have backyard pools with lake views. A few new houses have been built on the northeast side of Lake Mann. Elsewhere in the neighborhood, homes usually date to the 1970s or earlier. However, many have been renovated with new roofs, appliances and flooring.
Home prices typically vary from the upper $100,000s to the lower $300,000s. Lakefront houses, as well as newer homes, have recently sold from the upper $300,000s to the upper $400,000s.
Ranch-style homes are a common style in Lake Mann.

Medical Magnet, dual-enrollment programs at Jones High
Orange County Public Schools zones students in Lake Mann to Washington Shores Elementary School, Carver Middle School and Jones High School. In addition to operating a Medical Magnet program for teens who apply, Jones High also allows students to dual enroll through partnerships with Valenica College and Orange Technical College. On the south end of Lake Mann, The First Academy provides a highly rated private education for kindergartners through 12th graders.

Public boating and fishing access for Lake Mann
You don’t need a waterfront home or private dock to enjoy Lake Mann. A boat ramp is open to the public at Gilbert McQueen Park, a lakefront green space with a baseball field, playground and basketball court. At Roosevelt Martin Park, anglers can walk down a fishing pier to cast into the lake. For a more exhilarating day on the water, head to the Clear Lake neighborhood next door. "It is one of the largest skiable lakes close to downtown Orlando, besides Lake Fairview," says Rochelle Warriner, a Realtor with United Realty Preferred.

Things to do at Camping World Stadium, Columbia Street
