Lake Nona Central: the perks of a retirement community for all ages
Lake Nona Central in southeast Orlando encompasses a few businesses and VillageWalk, a gated residential development with the feel of a coastal resort. Rows of Mediterranean-style homes were built along canals, ensuring nearly every house was on the waterfront. Meanwhile, multiple pools, tennis courts and a large clubhouse sit at the center of the community. This atmosphere isn’t an accident. The original builder's experience constructing South Florida retirement communities influenced Lake Nona Central. While homebuyers of any age are welcome here, it offers perks typically found in 55-plus communities, says David Myers, broker associate at Ziro Realty. “Their HOA fees include landscaping and exterior care. It’s extremely popular for second-home owners.” Lake Nona Central is one section of Lake Nona, a 17-square-mile master-planned community known for its recreation, health care industry and large shopping plazas.

Mediterranean-style architecture and lots of amenities
While VillageWalk in Lake Nona isn’t age-restricted, it incorporates elements common in 55-plus communities, including a limited number of floor plans and amenities such as a clubhouse and resort-style pool. “When I take people in there, they either love or hate it,” says Myers, who founded the Nona Orlando Properties team. “The people who hate it say it feels like a retirement community.” Many of the original homes were one-story designs, but two- and three-story houses were added later. One-story homes typically list between $420,000 and $650,000, while larger houses list between $700,000 and $960,000. Enclave at VillageWalk, a luxury section of the neighborhood, has much larger houses with prices from $1.3 million to $1.7 million. There are more than 100 townhouses throughout VillageWalk, priced from $425,000 to $500,000. Though most homes are on the water, they are not in flood zones, according to FEMA data.

Proximity to pools, trails and the USTA National Campus
Residents typically pay hundreds of dollars in monthly HOA fees, which fund VillageWalk’s amenities. At the clubhouse, residents can access a 24-hour gym, two pools, a library and more. Paved trails winding through VillageWalk connect homes to the clubhouse and lead residents on strolls along the community’s waterfront and wooded thickets. Just outside VillageWalk, the USTA National Campus has 98 tennis courts, plus pickleball and padel courts. Professionals, college players and junior prospects train at the facility, which hosts tennis events from amateur tournaments to NCAA championship matches. “The USTA [campus] has brought in a ton of tennis professionals,” Myers says. “There are quite a few people who purchase in VillageWalk and work at USTA.” Lake Nona Central is also home to Drive Shack, an interactive driving range that serves food and drinks.

Restaurants in the clubhouse and on Narcoossee Road
Lake Nona Deli & Market serves coffee, pizzas and sandwiches from a storefront attached to the VillageWalk clubhouse. To-go orders are popular, but the eatery also has a handful of tables and couches for dining inside. Just outside Lake Nona Central, Narcoossee Road hosts several restaurants, ranging from Orlando-area sports bar chain Gator’s Dockside to nationally known fast-casual spots such as Chipotle. Lake Nona Landing shopping center on Narcoossee Road contains big-box stores including Walmart, Sam’s Club and Lowe’s Home Improvement. The neighborhood is less than a mile from Medical City, a health care industry hub. It’s home to the University of Central Florida College of Medicine, UCF Lake Nona Hospital, Nemours Children’s Hospital Florida and Orlando VA Medical Center. East Coast Believers Church meets at Village Park Elementary on Sunday mornings. The congregation runs several ministries, including stocking a food pantry that people can access by appointment.

Highway, Orlando International Airport are nearby
Trails make it possible to walk and bike through Lake Nona Central, but people typically drive when venturing beyond the neighborhood. It’s close to State Road 417, a toll road that serves as one of the Orlando metro’s primary highways. The region’s well-known theme parks, including Walt Disney World Resort and Universal Orlando Resort, are within a 25-mile drive. Orlando International Airport 4 miles away has direct flights to more than 150 cities. The sounds of planes are sometimes audible in Lake Nona Central, but federal data shows the noise level is usually no louder than the hum of a home’s refrigerator.
