Health care, technology and colorful design meet in Lake Nona South
Developers pushed the envelope when they designed Lake Nona South, a section of the master-planned Orlando community of Lake Nona. Within Lake Nona South, the residential community of Laureate Park sits alongside a cluster of research hospitals, a self-driving shuttle sometimes rolls around picking up passengers, and streets are often a patchwork of unconventional designs. “Laureate Park is where influencers would go first. It’s very Instagrammable,” says David Myers, associate broker at Ziro Realty and founder of the Nona Orlando Properties team. “You can have a purple garage door, a magenta front door. It’s crazy to describe to someone, but when you get there, it all works. It’s vibrant and colorful — not in a tacky kind of way.” Lake Nona South encompasses several residential developments, a health-care hub called Medical City and Lake Nona Town Center, a dining and entertainment district.

Varied home styles spread among several developments
Residential communities in Lake Nona South include Laureate Park, Laurel Pointe and Isles of Lake Nona, among others. Multiple companies built — and continue to build — homes, resulting in varying housing types and styles. In Laureate Park, the neighborhood’s biggest development, a single block may have an orange bungalow, a boxy, contemporary design and a Colonial Revival with a second-story balcony. Still, nearly every house has been built since 2015 and stands on a small lot. Part of the Laureate Park lifestyle is only having a small amount of personal space to maintain while using the ample common areas to hang out with neighbors, says Cristina Colasanti, broker of ACG Homes and a former Laureate Park resident. Homes back up to canals and ponds in Isles of Lake Nona, while large luxury houses are found in Laurel Pointe. Prices in all the communities of Lake Nona South usually vary from about $550,000 to $1.5 million, though new construction can cost up to $2.5 million. Many developments have townhouses as well, ranging from $350,000 to $630,000.

Playing at pools, parks and a floating obstacle course
Most communities come with a recreation hub. For example, Laureate Park Village Center features an aquatic facility with multiple outdoor pools and a giant bucket that dumps water. “They have a pool with a South Beach vibe,” Myers says. “It’s calm and relaxed, and there are palapa beds everywhere.” Village Center is also home to Dockside, a lakefront event venue that hosts free yoga classes multiple days per week, and a farmers market that's held twice a month. Green spaces dot Lake Nona South, from community gardens to Heroes Community Park, home to four soccer fields and a playground. Locals can buy tickets to Nona Adventure Park, where an inflatable obstacle course floats on a lake, and a ropes course towers over the shoreline. In Lake Nona Town Center, Boxi Park draws events such as concerts, karaoke and sports-watching parties.

Shopping on Narcoossee Road, dining at Lake Nona Town Center
Canvas Restaurant & Market serves breakfast, lunch and dinner from within the Laureate Park Village Center, providing lake views from its sunroom and patio. Lake Nona Town Center hosts restaurants and bars such as Park Pizza & Brewing Co., which makes craft beers for every season. The town center is where Lake Nona usually puts on events, including the annual food and wine festival Taste of Nona. East of the neighborhood, Narcoossee Road leads to shopping centers with chain restaurants and large retailers such as Publix, Walmart and Lowe’s Home Improvement. Southeast Orlando’s large health-care industry is anchored at Medical City, a hub of hospitals, clinics and research facilities in Lake Nona South. It provides jobs and health services for Lake Nona residents, but Myers says it also comes with another benefit. “It has some of the fastest Wi-Fi in the country because that neighborhood is on the same network as Medical City. It’s blazing-fast speed.”
Boxi Park offers plenty of food options, such as Park Pizza, for Lake Nona South locals.
Lake Nona South families have endless shopping nearby, such as big box stores like Walmart.

Top-tier schools like Laureate Park Elementary, one of Florida’s best
Laureate Park Elementary School in the neighborhood gets an A grade from Niche. The Florida Department of Education named it a School of Excellence, a program recognizing schools ranked in the 80th percentile or higher statewide. Schools of Excellence have greater autonomy when it comes to policies such as the length of the school day and class sizes. After fifth grade, Laureate Park Elementary students can advance to Lake Nona Middle School, graded an A-minus, and A-rated Lake Nona High School.

Transportation includes shuttles, international flights
Orlando-based tech company Beep operates a free, sometimes autonomous, shuttle service called Move Nona routing between Laureate Park and Lake Nona Town Center, Medical City and other locales in Lake Nona South. An on-ramp connects the neighborhood to state Road 417; the toll road can be used to travel throughout the east and south sides of Orlando, including to local theme parks such as Walt Disney World Resort.
Located less than 2 miles away, Orlando International Airport is so close that “pilots move in because they can ride their bikes to work at the airport,” says Deanna Armel, broker of Armel Real Estate. Due to the flight paths, planes rarely fly over residential areas, Myers says. “The only time I’ve seen planes fly low over Laureate Park during takeoff is in the summer when they’re trying to dodge a storm cloud.”
Lake Nona South residents have access to Move Nona as a means to get around the Lake Nona area.
Lake Nona is a masterplanned community just south of Orlando International Airport.
