LaVina offers privacy next to Lake Nona

A cluster of gated subdivisions make up LaVina, an Orlando neighborhood just outside of the sprawling Lake Nona master-planned community. Homebuyers in LaVina can find a smaller, more private community compared to Lake Nona, one of Orlando’s most popular places to buy a home. At the same time, LaVina benefits from the shopping centers Lake Nona has attracted to the area, as well as the restaurants and events hosted at Lake Nona Town Center, which is open to the public.

LaVina’s gated communities

Stucco New Traditional homes fill Mirabella, while houses across the street in Ziani often have Mediterranean influences, such as tile roofs. Nona Crest has a wider selection of large homes with five or more bedrooms. Meanwhile, Lake Nona Preserve is a townhouse community. Each community charges HOA dues. LaVina’s subdivisions are also part of the Narcoossee Community Development District, which oversees infrastructure maintenance. Each household in the district pays an annual assessment to help fund the district’s operations.

Convenient access to Orlando International Airport, Lake Nona and more

Access to important day-to-day amenities makes neighborhoods on the periphery of the Lake Nona region attractive, says Richard Aybar, a Realtor with Keller Williams Advantage III. “You have proximity to [Florida state Roads] 528 and 417. The [Orlando Health] hospital is really close by. Publix is right down the street.”
The two state highways help residents reach important destinations such as:

  • Orlando International Airport, where airlines fly directly to more than 150 destinations
  • Lake Nona Town Center, which hosts restaurants, arts shows and concerts.
  • Downtown Orlando, where more than 90,000 people work in the city’s Central Business District

Recreation and entertainment inside and outside LaVina

Nona Preserve and Nona Crest include clubhouses, swimming pools and playgrounds. Less than 2 miles from LaVina, McCoy Community Park is open to the public. Youth baseball and softball teams practice at its fields, and the park’s walking path connects to the Orlando Southeast Trail. The 20-mile walking and cycling path extends throughout the Lake Nona region.

It’s less than 15 minutes to Lake Nona Town Center, the heart of Lake Nona’s dining and entertainment scene. Restaurants such as Chroma Modern Bar & Kitchen stand around a small plaza, and Boxi Park draws people to its beach volleyball pit and dog park when it’s not hosting concerts.
