Established neighborhood seeing residential growth
Midcentury-moderns and ranch-style homes are common, and smaller traditional homes also can be found among the neighborhood’s mostly established housing, which is potentially appealing to first-time homebuyers and investors alike. Contemporary custom homes built from the 1990s to the present day demonstrate the neighborhood’s slow but steady residential growth. “Developers are breaking a lot of ground there,” says Hazel Heyer, a listing agent with Keller Williams Legacy who has closed 134 sales in the Orlando area in the past five years. The newer homes come with standard features that include private driveways and attached garages. The neighborhood’s diversity is highlighted by its wide range of retail and dining options. Residents have access to a concentration of ethnic establishments just north of the neighborhood. Enson Market, a large full-service grocery store specializing in Asian products, is the anchor of the Orlando Chinatown shopping center. The popular grocer is surrounded by an array of eateries offering Chinese, Korean and Vietnamese options. There’s also an Aldi’s nearby. In the neighborhood, Lee & Rick’s Oyster Bar is a well-known dining destination along the Old Winter Garden Road corridor. Ivey Lane Park is the featured stop among several small community green spaces that offer residents the opportunity to stay active. The Universal Orlando Boys & Girls Club located on the neighborhood’s southern edge, offers youth a convenient place to socialize and play sports after school. South of the neighborhood is Eagle Nest Park, a contemporary green space on the shores of Lake Fran that features a bike trail. North of the neighborhood is Barnett Park, a sprawling recreational complex on the shores of Lawne Lake that features baseball diamonds, soccer fields, a disc golf course and a skatepark among its amenities. “It’s an amazing park with a really gorgeous lake,” says Warriner, who adds that the adjacent Central Florida Fairgrounds and its amphitheater provide an appealing spot for taking in concerts and other events. The fairgrounds also host the Orlando Outdoor Market, a freewheeling weekend gathering that features an eclectic collection of items. “It’s a very international market. You’ll hear every language under the sun,” Warriner says. “You’ll find everything from vendors selling fruits and vegetables to mom and pop trying to sell old appliances. My favorite thing is that they have an old-time stand where they make fresh lemonade. Every time we go, I have to stop there.”Elementary school conveniently located in the neighborhood
The neighborhood’s youngest students can attend Ivey Lane Elementary, a community school rated C-plus by Niche. Nearby Carver Middle is a C-rated school. Jones High, which offers the International Baccalaureate Programme, is rated B-minus. Convenient public transportation is provided by LYNX buses that make regular stops throughout the neighborhood. Route 408, also known as the East-West Expressway, forms the neighborhood’s northern edge and provides direct access to the jobs and cultural attractions in the heart of the city 5 miles east. “What all the neighborhoods in this area really have going for them is proximity to downtown,” Warriner says. SunRail commuter train and Amtrak stations are available downtown for more wide-ranging travel. The city’s international airport is about a 20-mile drive to the south.Crime
