Meridian Parks is one of the newer communities in Lake Nona, a master-planned area in south Orlando known for trendy restaurants, nightlife and culture. This convenient new development joins the lively local environment, while also offering its own resort-style pool, events lawn, art exhibits and acres of nature preserves. "You can be anywhere in Central Florida in 30 to 40 minutes because of the proximity to major roads," says Kevin Kendrick, Realtor with Exp Realty and a Lake Nona resident since 2007. "That's where I live, so it's convenient for me to get anywhere I need to go."

Townhouses and single-family homes with Craftsman and coastal designs
This is an ongoing project by Orlando builders Mattamy Homes with opportunities for quick move-in and custom builds. The options include townhouses around 1,500 square feet and single-family homes from about 1,700 to 3,000 square feet. The styles borrow from Craftsman, traditional Florida, modern and coastal designs. "It's got a beachy theme where you get a lot of the light pastel colors," Kendrick says. Townhouses range from around $420,000 to $490,000, while single-family homes can range from around $490,000 to $780,000.

Orange County Schools meets a rising student population
Orange County Schools is expanding to serve this area. Sun Blaze Elementary and Innovation Middle School both earn A-minus grades from Niche. The still-unrated Innovation High School was a highly anticipated addition to the area in 2021. The new campus is a prototype design for the district's future high schools. The school's career pathways offer hands-on training, industry certifications and real-world experiences in biomedical sciences and other fields. A new elementary school is expected to open at the end of 2025.

Over 600 acres of nature preserves surround the community, with miles of trails connecting throughout southeast Orlando. "It's bike-friendly, walking-friendly and hobby-friendly," Kendrick says. The heart of the community is the amenity complex with a pool, playground, splash park, events lawn and indoor fitness center. The tree-shaped pool features a lounging deck and a shallow play area for kids with a water slide and splash bucket. Meridian Parks mirrors Lake Nona's creative spirit with outdoor art installations that change twice a year.

Fine dining and food trucks at Lake Nona Town Center
Lake Nona Town Center is the area's fine dining, drinks and entertainment hub. The 100-acre, open-air space features elevated bars and restaurants serving international cuisine and cocktails. Bacán is the Wave Hotel's Michelin-recommended restaurant with a smart casual dress code. The chefs use seasonal and locally sourced ingredients for their Central and South American-inspired dishes. Boxi Park offers a casual experience with food trucks, live music and a beach volleyball court. Publix is a nearby grocery option. Meridian Park is also not far from downtown Orlando's growing foodie scene.

Meridian Parks' outdoor lawn and amphitheater hosts outdoor yoga, food trucks, movie nights and holiday celebrations. The community has hosted an Art Walk showcasing pieces from University of Central Florida students. "If you want to get involved and meet your neighbors, you have every opportunity to do so," Kendrick says. The community is also immersed in Lake Nona's art and events scene. The town center brings in local vendors for Art After Dark each Friday, featuring artisan products, live entertainment, food trucks and family activities. The June Pineapple Festival celebrates Puerto Rican culture through food, drinks, music and dance.
Highway connections and traffic considerations
The community is at the intersection of State Roads 417 and 528, offering convenient connections throughout the area. SR 528 connects to the Orlando International Airport and the Space Coast, while 417 leads north into the city. The neighborhood is about 10 miles from the airport, serving nonstop flights to 56 international destinations. Plane traffic may cause noticeable noise. According to Kendrick, traffic can also be an issue here, especially on Narcoossee Road. Long-term infrastructure projects are in the works to catch up with the growing population.
