Randal Park is a planned community in South Orlando featuring luxury homes and recreational amenities. It’s part of the greater Lake Nona area, a growing suburban sprawl based around the still-developing, master-planned Lake Nona community by Orlando International Airport. “It’s a fantastic area, and it just continues to grow,” says Lake Nona resident David Myers, a Realtor with Ziro Realty. “In Orlando, it’s kind of known as a tech hub.” Randal Park has a brand-new emergency facility and is less than 10 miles up the road from Lake Nona’s Medical City, a 650-acre campus for health and life sciences. The neighborhood is also a short drive from local shopping, dining and schools.

Randal Park is home to contemporary townhouses and single-family homes. These properties are all relatively new, the oldest dating back to 2015. Townhouses range from the high $300,000s to the mid $400,000s, and single-family properties range from the high $400,000s to the mid $800,000s. Hurricane season ranges from June to November, and while preparation is important, Myers says the neighborhood, like many other new developments in Central Florida, minimizes flood risk with retention ponds. The neighborhood is part of an HOA and a CDD (Community Development District).

Sun Blaze Elementary, Innovation Middle and the brand-new Innovation High

Orlando is served by Orange County Public Schools. Sun Blaze Elementary, graded A-minus on Niche, is right in the neighborhood on Randall Park Boulevard. Innovation Middle, also graded A-minus, is about 2 miles away in the neighborhood next door. Sidewalk-lined streets and paved pathways parallel to main roads are the norm in this bike-friendly area. Randal House is the neighborhood’s lakeside clubhouse, featuring an Olympic-sized pool and a splash pad for kids. The community also features a fitness center, a dog park and a couple of playgrounds. Another dog park and more recreational amenities are less than a mile in East Park, the neighborhood across the street. Residents can easily walk or bike to the community’s lakeside tennis, pickleball and sand volleyball courts.

Publix is coming to Randal Park, and Lake Nona Landing is 5 miles away

A new shopping plaza with a Publix is currently being built less than a mile down Dowden Road from Randal Park. In the meantime, residents can get their shopping done at the Publix 3 miles away or drive a few miles farther to Lake Nona Landing, home to dozens of chain stores and restaurants, from Walmart and Lowe’s to Culver’s and Pollo Tropical. The shopping strip also features banks, medical offices, gyms and other conveniences.

A central location for healthcare workers and downtown commuters

Orlando Health Emergency Room is convenient for resident healthcare workers. Its Randal Park location is right on the neighborhood’s main boulevard. Dowden Road has on- and off-ramps for Florida State Road 417, also known as the Central Florida GreeneWay, less than a mile outside the neighborhood. “People commuting downtown find that appealing because you can get there in 20 minutes,” Myers says. “And the Beachline Expressway is also right there, so you can get to Coco Beach and Port Canaveral quickly or get to the theme parks in 25 or 30 minutes.” The Greeneway’s exit onto Florida State Road 528, also known as the Martin Anderson Beachline Expressway, is about 2 miles away. The Beachline is the quickest route to Orlando International Airport, less than 10 miles away.
