An Orlando neighborhood in transition
Richmond Heights, located 6 miles southwest of Downtown Orlando, is an established urban neighborhood in Orlando in the early stages of a gradual transformation. The city’s recent revitalization efforts began downtown and have radiated outward to surrounding communities. “It’s slowly changing for the better,” says Maciel Mason, a Realtor with Fannie Hillman & Associates, “because investors are coming in to fix up homes and try to increase their value. That will help the neighborhood.” However, change comes slowly, and the neighborhood is still grappling with reducing its crime rate. To that end, the city recently approved extending its Community Violence Intervention Initiative to the neighborhood.

Homes are still affordable amid increased renovations
The injection of money into the neighborhood is raising home values, but housing is still “very affordable,” says Mason. “It’s close to $300,000 for a three-bedroom home.” The neighborhood’s collection of established homes includes ranch-style houses and other midcentury designs. Ample yard space and carports are typical features of neighborhood homes. Prices range from the mid-$100,000s to the mid-$300,00s. “Honestly, the neighborhood gets a bad rap, and that doesn’t bode well, but what I saw was a very well-kept neighborhood that was quiet and residential,” says Jose Vega, a Realtor with LPT Realty who recently sold a home in the neighborhood. “I saw about 10 homes being renovated, and they were nice renovations. For it being an older neighborhood, there was a definite pride of ownership.”

Two elementaries and a middle school in the neighborhood
There are three Orange County public schools in Richmond Heights serving students in kindergarten through eighth grade. Eccleston and Eagles Nest elementaries and Carver Middle School are all C-rated by Niche. Older students can attend Oak Ridge High School, a B-rated school that offers a trio of magnet academies: Aviation and Aerospace Engineering, Digital Media and Gaming and Hospitality Management.

Convenient access to nearby recreational amenities
Willie Mays Park is a small urban green space, and residents have access to a pair of larger parks that offer a wider range of recreational options. On the west side of the neighborhood is Eagle Nest Park, a picturesque waterfront green space. A popular spot for bird-watching, the park includes softball fields and picnic pavilions and is home to the Lake Fran Bike Trial. Within walking distance of the neighborhood’s south side is Prince Hall Park, which has become a community destination after a recent $600,000 renovation. The revamping of the park was delayed two years by COVID, but today it features two new playgrounds with swings, slides and sensory spaces, bike racks and repair stations and a paved waterfront path among its amenities. The park also provides a free Wi-Fi hotspot and charging stations at state-of-the-art picnic tables through a partnership with the Livable Orlando Age-Friendly Action Plan. Residents also can take advantage of the fishing pier at nearby Lake Mann and the boat ramp at Gilbert McQueen Park, named after the first African-American from Orlando to die in the Korean War.

Neighborhood bus stops, proximity to I-4 provide access to downtown
