Surrounding lakes create a scenic, private atmosphere in Rose Isle
Though it’s not quite an island, water surrounds Rose Isle on most sides. Waterfront homes abound in this small Orlando neighborhood between Lake Estelle, Lake Rowena and Lake Sue. Five-bedrooms homes, boat docks and towering oaks dominate the shoreline. Even houses not on the waterfront enjoy the benefits of the lakeside location. Because of the lakes, there are only three roads in and out of the neighborhood, creating a sense of privacy. When residents leave this pocket of homes, they’re within a mile of trendy shopping and dining districts.

New homes join the neighborhood’s midcentury designs
Like neighboring communities such as Orwin Manor, the neighborhood was primarily developed throughout the 1950s and 1960s. Homes here often have lakefront views and facets of traditional Floridian architecture, including single-level construction and low-slung roofs. New custom builds increasingly make up the neighborhood. These larger, more grandiose, homes often feature contemporary or Mediterranean styles. “They’re not cookie-cutter so to speak, but you’ll get certain custom builders that will take over a street,” says Tom Langmann, a Realtor with Re/Max 200 Realty and a longtime Orlando resident. “Some of the stuff is similar, but they try to mix it up a bit.” Rose Isle isn’t gated, but surrounding lakes and a lack of a busy throughfare maximize seclusion and keep traffic at a minimum.
Homes usually sell for prices well above the Orlando median. Recent sales vary from about $1.1 million to $2 million. However, homeowners don’t have to pay homeowners association fees.

Science exhibits, art displays, stage performances across the street
Across the street, Loch Haven Park is the site of several museums and theaters, including the Orlando Science Center. The museum’s interactive displays and events attract visitors, but that’s only part of the center’s appeal. “There are two faces of the Orlando Science Center,” says Vice President of Marketing Jeff Stanford. “One is the face that is exhibits and events and family fun and adult nights, science of beer events, science of wine events — engaging the community, and learning while having fun. But there’s another aspect of the Science Center that is about advancing STEM literacy, supporting schools, creating access and building the STEM career pipeline from cradle to career starting at the very beginning of the funnel.” Other attractions accessible from Loch Haven Park include:

SunRail trains connect to downtown Orlando, Winter Park
It’s 3 miles to the Central Business District, a major Orlando employment hub. You can drive there, or take a mile-long car or bike ride to the AdventHealth SunRail station. From there, it takes less than 10 minutes to reach the Central Business District by train. Northbound trains leave the station headed for Winter Park, also less than 10 minutes away.

Things to do nearby in Audubon Park, Mills 50
A mile away, 50 acres of tropical and subtropical plants grow at Harry P. Leu Gardens. Trails take you past thousands of species, including varieties of roses, camellias and banana trees. Go on the first Monday of the month to skip the admission fee and get in for free. Down the street from Leu Gardens, shops, restaurants and bars line Corrine Drive in Audubon Park. The trendy strip hosts vintage clothing boutiques, bakeries and Domu, a ramen restaurant featured in the Michelin Guide.
There are more local businesses just outside of Rose Isle on North Mills Avenue. “That area has evolved into the Mills 50 district where you have live music, craft cocktail bars and what I call destination restaurants,” says Brett Winters, a Realtor with Olde Town Brokers who sells homes in Orlando and Winter Park. The highly rated Audubon Park School serves students in kindergarten through eighth grade. Older students may attend Edgewater High School or Winter Park High School, depending on where they live in the neighborhood. Both schools are highly rated, but Edgewater High is home to the Gifted Scholastic Academy. The academy, which features rigorous coursework, is essentially a magnet program, and teens can apply between October and December, as well as in April.
Audubon Park School is within the Orange County Public Schools district.
Most of Rose Isle is zoned for Edgewater High School.
