Walk to coffee shops and lakeside restaurants
The walk from one end of South Eola’s business district to the other takes five minutes. Along the way, you might pass people enjoying cocktails on the patio of The Stubborn Mule or filing out of Great Harvest Bakery Cafe with fresh cheddar biscuits. Though it’s small, the neighborhood is packed with restaurants, stores and cafes, including:

Waterfront recreation and events at Lake Eola Park
On nearly any given day, Lake Eola Park is full of joggers running along the mile-long trail around the lake, picnickers relaxing on the grassy shoreline and people moving across the water in swan-shaped pedal boats. “[Lake Eola] is the heart of the city,” says Eric Rollings, a Realtor at Mainframe Real Estate who specializes in downtown Orlando neighborhoods. Events bring people from across Orlando to Lake Eola Park every week, and the green space hosts some of the region’s largest festivals. A few of the notable events held at the park include:
Come Out With Pride Orlando, an October parade that draws 200,000-plus people downtown
Fiesta in the Park, a twice-annual art festival held in Orlando for more than 50 years
Orlando Farmers Market, a weekly Sunday market full of growers, bakers and food trucks
Paws in the Park, a pet-friendly February event highlighted by a dog costume contest
Recreation isn’t limited to Lake Eola Park. Dogs can frolic on the neighborhood’s south side at Constitution Green, home to downtown’s only off-leash dog park. Plus, South Eola is within 20 miles of the attractions, shows and restaurants at Walt Disney World Resort, Universal Orlando Resort and SeaWorld Orlando.

How much South Eola condos cost
South Eola’s skyline is smaller than the one in the Central Business District, but apartment and condo towers still rise more than 200 feet. In addition to high-rises, there are smaller condo communities where every unit has a street-level entrance. Most condos sell from the lower $200,000s to the upper $400,000s, but units that come with features such as built-in parking garages or on-site storage units have recently sold from the lower $500,000s to the upper $600,000s. Luxury penthouses can cost up to $1.5 million. Most complexes charge homeowners condo association fees, which vary from $500 to $3,000 per month.

Get around Orlando using the SunRail train, free buses or the highway
Thanks to its dense layout and variety of transportation options, South Eola is one of the least car-dependent areas in Orlando. “For the first six months we lived here, we would Uber to Target, but otherwise we'd walk, and we didn't have a car,” says South Eola Neighborhood Association President David Wessman. In addition to walking, residents can catch the free Lymmo bus and ride to the Dr. Phillips Center for the Performing Arts or to Inter&Co Stadium, home of Orlando City Soccer Club. A few blocks west of South Eola, SunRail trains stop at Church Street station as they travel north and south across metro Orlando. When you need to drive, you can take the nearby on-ramp to Florida state Road 408, which puts you on the route to Orlando International Airport, 20 miles away.
State Road 408 makes travel around the city a breeze.

Children in South Eola can attend two highly rated schools in the Orange County Public Schools district. The first is Lake Como School, which teaches kindergarten through eighth grade, and the other is Edgewater High School. Students can apply to Edgewater High’s Center for Future Educators, a magnet program focused on preparing students for careers in teaching. Magnet applications open from October to December and again in April.
South Eola’s location next to the Central Business District makes it a natural landing spot for working professionals, but South Eola Neighborhood Association Vice President Sandra Ketcham says the neighborhood is a good fit for kids, too. When Ketcham first moved to South Eola, she had a teenage son and a young daughter, and she says the neighborhood was ideal for her family. “In walking distance, there’s the library, Lake Eola Park and events,” she says. “The kids could go out and socialize without driving, and they could get a job nearby.”

This neighborhood is such a win. It’s a little pricey but worth it for being so walkable and literally on top of Lake Eola, so you’ve got that perfect outdoor lifestyle vibe.
We’re close enough to the DPAC and Kia Center that you can actually get to events without it being a whole ordeal, but you're just far enough away to avoid the chaos of the downtown bars. It's safe, low-key, and you're basically 5 minutes from everything.
10/10 would recommend if you want the downtown lifestyle without the 2am shenanigans.
