Spring Lake offers tranquility near downtown Orlando
Spring Lake is its own pocket of Orlando, tucked away from compact development to its east and car dealerships and strip malls to its south. Pass through one of the neighborhood’s two entrances, and you’ll see sprawling live oak limbs shade spacious houses on wide lots. Its location means cars rarely pass through the neighborhood, creating a peaceful atmosphere that’s complemented by the neighborhood’s lake and country club.

A close-knit neighborhood of longtime locals and new faces
Residents are a mix of multigenerational families and recent arrivals. Ramelle Macgregor, a Realtor with Chapin Macgregor at Keller Williams Winter Park, lives in a Spring Lake home her grandfather built in the 1950s. At the same time, the neighborhood regularly welcomes new residents. On a typical day in Spring Lake, you’ll see this mix of locals out in the neighborhood, kids riding their bikes and families cruising the streets on their golf carts. When they’re not interacting in person, residents are frequently messaging in a neighborhood group chat, Macgregor says. “A guy put [in the group chat] that he ordered the wrong size of diapers and asked who wanted them. Someone immediately took them. It’s a pretty tight neighborhood back here.”
Large midcentury homes with a variety of designs
Most properties were built between 1950 and 1970, but that’s about the only generalization one can make about Spring Lake homes. Architectural styles vary greatly; Colonial Revivals stand across the street from Mediterranean homes. Clapboard may cover one house, while the property next door has a stone exterior. In some cases, houses have been torn down and replaced with contemporary designs. Single-family living isn’t the only option. There are a few clusters of townhouses and a section of condos.

A look at Spring Lake home prices
Some of the neighborhood’s smaller single-family homes have sold from the lower $400,000s to the mid-$500,000s, but most recent sales range from the upper $600,000s to nearly $2 million. Condo prices vary from the lower $200,000s to the mid-$400,000s, and Spring Lake’s only recent townhome sale was in the mid-$700,000s. The neighborhood is desirable among homebuyers, creating a competitive market, says Susan Chapin, a Realtor with Chapin Macgregor at Keller Williams Winter Park who sells homes in Spring Lake. “A lot of things are selling off market.”
Many neighbors join the voluntary homeowners association. The dues keep up the security lights and cameras at the community’s entrances, pay for landscaping and cover the cost of events. There’s an Easter egg hunt, a Halloween gathering and a holiday tradition of lighting up the neighborhood. “We have one spot where people pick up a luminary and bag of sand, and the whole neighborhood is illuminated,” Macgregor says of the holiday celebration.

The neighborhood shares its name with Spring Lake, a small body of water bordered by homes. Many lakefront houses come with private docks that enable fishing and boating access. The lake is even open to skiing, Chapin says. On the north end of the lake is The Country Club of Orlando, a private club home to an 18-hole golf course, 12 tennis courts, a fitness center and a dining room. John Pinel, a Realtor with Premier Sotheby’s International Realty and a neighborhood resident, says he estimates 50 to 60 percent of people in Spring Lake are country club members. “Kids ride their bikes and skateboards to the country club.”
Shops and restaurants in the Packing District, College Park
Spring Lake is next to College Park, a long-established neighborhood, and the Packing District, a new community that’s repurposing Orlando’s old citrus packing hub. It’s a short drive from Spring Lake to either. Things to do in these nearby neighborhoods include:

Spring Lake’s spacious yards and large homes are within 2 miles of the office towers and high-rise apartments of the Central Business District. “It’s like living in a suburban neighborhood environment, but you’re less than five minutes to downtown,” Chapin says. The neighborhood is about a mile from Interstate 4 and Florida state Road 408. Those highways help you get to destinations such as:

Gifted and magnet programs at Edgewater High
Spring Lake students can attend the highly rated Edgewater High School, located in College Park. Edgewater High has a Gifted Scholastic Academy for those who want to challenge themselves with rigorous coursework. Teens can also apply to the school’s Center for Future Educators, a magnet program that includes internships with Orange County Public Schools.
