Storey Park is a nature-filled respite in a traffic-filled Orlando

The planned community of Storey Park, established in Lake Nona in 2015, was born out of acres of farmland and wetlands, so it makes sense that planners kept large portions of green space intact, clustering houses amid parks, ponds and walking trails. Residents here don’t have to go far to run errands and take their kids to school, a perk in an ever-expanding Orlando area, where traffic can make everyday tasks a burden. “It’s almost like its own town because it’s so much different from older neighborhoods in Orlando,” says Matt Anderson, a real estate agent with eXp Realty who sells throughout Central Florida. “It gives a good balance of suburbs and proximity to all the nearby amenities.”

New construction with solar panels and multi-car garages

While this community started in 2015, new homes continued to crop up through 2024. Architectural styles are mostly New Traditional, with some smaller homes featuring Craftsman-style influences. Rooftop solar panels are common. Brick paver driveways lead to multi-car garages, and front lawns are small and landscaped with short palm trees and other plants. Sidewalks line the quiet streets, letting residents walk to parks, schools and the community’s clubhouse. Prices start around $430,000 and climb to $950,000. Higher-priced homes often feature five bedrooms, chefs’ kitchens and other custom upgrades. Three- and four-bedroom townhomes are available, ranging from $380,000 to $460,000, many with rear two-car garages. The HOA fee, about $270 a month, includes high-speed internet, cable TV, landline phone service, and maintenance to home exteriors and community grounds. Regarding crime, Storey Park rates a 1 out of 10 on the CAP Index, three points lower than the national average.

Highly-rated Orange County Public Schools serve area kids

The schools zoned to the neighborhood are Sun Blaze Elementary and Innovation Middle, both of which score an A-minus on Niche. A-rated Lake Nona High takes advantage of its dual enrollment with four nearby colleges, including the University of Central Florida. Orange County Public Schools, the district that serves Storey Park, offers school choice.

Clubhouse amenities and neighborhood parks keep residents active

All residents enjoy access to the neighborhood clubhouse, which features a pool, playground, tennis courts and an indoor fitness center. Epic Park is a large green space with covered picnic pavilions and a walking path in the heart of the neighborhood. The EcoTower is nearby, a two-story wooden structure that’s a great outdoor spot for a picnic with a view. A few more green spaces are available throughout the neighborhood, including dog parks. Golfers tee off at the North Shore Golf Club, a public 18-hole course about 2 miles away. Popular Moss Park is about 5 miles from the neighborhood and offers nature walks, a playground and a boat ramp leading to Lake Mary Jane.

Close to Lake Nona Town Center, big-box stores and hospitals

Anderson says many residents gravitate to Lake Nona Town Center, a popular open-air shopping and dining destination less than 7 miles away. “It’s a hub. A lot of people meet up there, and there are a lot of events,” he says. For groceries and other errands, residents can stay close to home; the Shoppes at Storey Park, a small shopping center, is located on the neighborhood’s west side. Lake Nona Landing is a few miles down nearby Narcoossee Road and features big-box stores and a mix of large and small chain restaurants, like Chick-fil-A and First Watch. The closest hospital is Orlando Health, about a mile away. Walt Disney World Resort and Universal Studios Orlando are about 25 miles away.

Major highways and MCO are nearby

State Route 417, also known as the Central Florida GreenWay toll road, runs along the neighborhood’s west side and travels north toward Oviedo and west toward Lake Buena Vista. State Route 528 is also close. Orlando International Airport is about 9 miles away.
