Storey Park puts you close to Lake Nona, highways

Storey Park provides the Lake Nona experience without the Lake Nona home prices. This planned community is about 5 miles from the restaurants and entertainment of Lake Nona South, one of Orlando's most-desired neighborhoods. However, Storey Park is far enough away that the median home price is nearly $250,000 less. Storey Park is also convenient for commuting to various parts of Central Florida. The neighborhood is close to the intersection of Florida state Roads 417 and 528; the former takes office workers downtown and the latter leads to the Space Coast, a hub for military jobs. Orlando International Airport is less than 10 miles away, which is why many pilots live in the neighborhood.

Modern homes in southeast Orlando

Lennar broke ground on Storey Park in the 2010s, and homes were built up until 2024. New Traditional houses with Craftsman influences were developed in tight rows, leaving space for small yards. Some homes were designed with garages and driveways out back, which are accessible by alleys. This results in continuous sidewalks, uninterrupted by driveways and cars, on many streets. Storey Park’s extensive sidewalk network enables locals to walk or bike to the parks spread throughout the community. Lennar installed solar panels on the homes, and buyers can either lease the panels or buy them outright.

Homes prices and HOA fees

Homes with four or fewer bedrooms typically sell from the mid-$400,000s to the low $700,000s. Bigger houses can cost up to $1.5 million. Prices in Storey Park are generally lower than in Lake Nona neighborhoods. That’s a major selling point for buyers, who often start their home search in Lake Nona but then turn their attention to the lower prices in Storey Park, says Sophia Rogers, a broker associate at Serhant who has sold many homes in the neighborhood.

Every month, you’ll have to pay HOA dues of nearly $300, but those payments include cable, internet and streaming subscriptions. Homeowners also pay an annual fee to the Storey Park Community Development District, a group that keeps up neighborhood infrastructure. The HOA and CDD fees add extra costs, but they also help maintain community amenities, such as a fitness center, swimming pools, playgrounds and several parks. The latter category includes an off-leash dog park, an outdoor workout station and Hammock Beach Park, a waterfront green space with a field, trails and pavilions.

Restaurants, concerts and health care nearby in Lake Nona

A quick drive down Dowden Road leads to Lake Nona, a master-planned community that spans 17 square miles. People living in Storey Park can drive over to experience Lake Nona amenities, such as:
Boxi Park, a green space, concert venue and beer garden

  • Lake Nona Town Center, a walkable plaza with restaurants, sculptures and occasional events
  • Lake Nona Medical City, a cluster of hospitals that are major local employers
  • USTA National Campus, a tennis training center and tournament venue

Florida state Road 417 leads downtown

There’s an on ramp to Florida state Road 417 just outside of Storey Park. You can use the toll road to reach Orlando’s Central Business District, a jobs hub where more than 90,000 people work. The 20-mile drive may take up to 40 minutes during rush hour. Storey Park’s location near 417 also makes it easy to avoid Narcoossee Road, which is increasingly clogged with cars due to the growth of Lake Nona. Even if you need to shop at Walmart, Publix or another store along Narcoossee Road, you can take 417 most of the way. “The $1.50 toll is well-earned,” Rogers says.

Orange County Public Schools builds new campuses

This fast-growing area of Orlando is home to some of the newest schools in the Orange County Public Schools district. For example, Innovation High School opened in 2024. High schoolers can participate in early college admission, allowing them to earn credits toward a high school diploma and an associate degree simultaneously. Rogers’ daughter followed that path, Rogers says. “She graduated Valencia [College] and then, two weeks later, had her high school graduation and, two weeks later, was at [University of Central Florida] as a junior.” Meanwhile, the district is building a yet-to-be-named elementary school in Storey Park that is slated to open in August 2026.
