Great schools and a 7-mile drive to the oceanfront make Daytona Pines a haven for first-time homebuyers. “People get real value here, with more decently priced homes that are still near lots of amenities,” says Karin Udolf-Strobl, Broker for 26 years in Ormond Beach with RE/MAX Signature. The neighborhood caters to many budgets, with homes ranging from $30,000 manufactured homes to $700,000 Craftsman in newer suburban communities. Rows of traditional ranch-style houses sit on a walkable grid layout with sidewalks where neighbors wave to each other on a morning walk. “Parks and shopping are never far in Ormond Beach,” says Udolf-Strobl. The beach is just 7 miles away, but many people enjoy the Florida sunshine while biking around the pond at Central Park or playing golf at Riviera Country Club. Folks hang out at local restaurants on the neighborhood's east side, and they drive 3 miles west to find plenty of shopping off Interstate 95. Along with convenient amenities, the Volusia County Schools are a major draw to the area, rated a B overall by Niche.

Rows of ranch-styles and manufactured homes

Daytona Pines has a variety of homes with different community layouts and price points. “People can find lower prices in the neighborhood’s older grid of streets, but newer suburban developments have larger and higher-priced homes,” says Udolf-Strobl. The neighborhood grid is lined with traditional ranch-style homes with midsize lawns, where a three-bedroom can be found for the median price of $240,000. Smaller budgets can look west of the rows of ranch-styles for a few communities of two-bedroom manufactured homes ranging from $30,000 to just $70,000. One of the communities, Holiday Village, has amenities like a pool, tennis court and shuffleboard courts. Larger budgets can find more spacious homes in newer suburban developments, like Springleaf and Cypress Trail. These small communities have sizeable lawns and wide sidewalks, with four-to-five-bedroom homes ranging from a Spanish Revival with a red-tile roof and tan stucco exterior for $400,000 to a band new Craftsman backed by tranquil wooded space for $700,000.

Golf course and community garden 7 miles from the beach

Folks in Daytona Pines have many options for enjoying the year-round beach weather. The neighborhood is only 7 miles from the oceanfront, but there are also many parks and golf courses within a couple of miles. One of the most popular outdoor spaces is Central Park, which has a playground and a paved path for walking and biking around a large pond. Gardeners thrive at the park’s large community garden, where neighbors grow vine-ripened veggies in their own beds of soil. Golfers take advantage of the tropical climate by playing at Riviera Country Club, a traditional Florida course with lush green fairways and ample water features. Pups can even get in on the fun at Riviera Oaks Dog Park, just a short walk from most homes.

State Champion Mainland High School

Many people move to the area for the highly regarded Volusia County Schools, which receive an overall B grade from Niche. Kids may begin at Champion Elementary, graded a B-minus, and continue at David C. Hinson Sr. Middle, rated a B. Students round out their academic journey at Mainland High School, graded a B. Mainland has one of the best football programs in Florida, and they brought home the ultimate prize in 2023, becoming the Class 3S State Champions.

Year-round events at Daytona International Speedway

Daytona Pines is 7 miles from two major entertainment hubs, the Daytona Beach Oceanfront and Daytona International Speedway. Spring Break is the Oceanfront’s main event, with people flocking from all over the country to partake in the nonstop beach parties. Daytona International Speedway hosts events year-round, but none match the magnitude of the Daytona 500, which kicks off the NASCAR season every spring. Leading up to the race, locals can partake in the concerts and massive tailgates that take over the city. The Daytona 500 is the most significant event, but the Speedway hosts a constant flow of races and shows, so it’s hard to run out of entertainment in this area.

Three miles from I-95

The neighborhood has many stops where people can catch the bus to get around Ormond and Daytona Beach. Long-distance travel is made easier with I-95, 3 miles east, and Daytona Beach International Airport, 7 miles south.

Walk to grab a drink or go grocery shopping

Many folks walk to local hangouts along South Nova Road on the neighborhood’s east side. Many people go to The Other Place for cold pints and a game of pool. On weekend mornings, folks enjoy comforting breakfast fare at Sunrise Café. Folks also enjoy a steaming bowl of pho from Bamboo Café. When it’s time to fill their pantry, folks go to Walmart Neighborhood Market on the neighborhood’s east side or drive 3 miles west to Publix at Ormond Towne Square off I-95. There are plenty of stores here for people to check off their shopping list, like Walmart Super Center for big-box items and Lowe’s for home supplies.
