Riverfront neighborhood in Ormond Beach
In the heart of Ormond Beach, Florida, the community of Ormond Terrace is a riverfront neighborhood situated right at the heart of town. Real estate in Ormond Terrace is in high demand due to its prime location just north of the Granada Bridge, which connects residents to the coastal side of Ormond Beach. A residential rather than touristy community occupied by families and retirees, Ormond Beach is a social town where locals meet to hang out on the beach, explore parks or check out art exhibits. "A lot of oceanfront homes are used for Airbnb or as vacation homes," says Lancelot Lenard, Realtor with Florida Homes Realty and Mortgage; he's been selling homes in the area for nearly a decade. "Communities like this have more of your permanent residents."

Parks on the river and recreation on the beach
Walkable for most residents, Sanchez Park features large trees contouring the Tomoka River, with full access to a boat ramp, covered picnic area and playground. Just south of Ormond Terrace is Bailey Riverbridge Gardens. Offering nearly three acres of riverfront at the foot of the Granada Bridge, this spot's scenic fountain, colorful plantings and historic Pilgrims Rest Church make it a peaceful place to hang out by the river. The park offers a walkway to the Granada Bridge, which connects the mainland and the coastal side of Ormond Beach. There, the town's namesake—Ormond Beach—is well suited to various shoreside activities. "Ormond has a lot of biking and walking trails," says Realtor Michelle Cecchini with Shell Realty, who has been selling homes for 20 years. "The sand's firm enough on the beach that you can ride your bike right down the coast."

Colorful bungalows and luxury riverfront estates
Offering riverfront views and proximity to the Atlantic Coast, restaurants and retail options, the housing market in Ormond Terrace is more competitive than in its neighboring communities. Prospective buyers should expect to pay between $300,000 to $500,000 for an inland two- to four-bedroom bungalow or ranch home, while a luxury riverfront estate can sell between $1 and $3 million. Bungalows here tend to be modest in size but vibrant in color, while direct waterfront properties are typically more extravagant and often feature Mediterranean or Spanish design influences. Due to its location right at Halifax River and close to the ocean, flood risk is extreme for the neighborhood. When considering a move to Ormond Terrace, evacuation plans made by the City of Ormond Beach should be reviewed. Many homeowners will purchase flood insurance and search for additional flood prevention methods.
